I think you should wait so that the reference to the plat in the agreement has the correct date of revision before you
sign. The approval of these plats are pending a re -submittal and are dependent on the approval and recordation of
SUB2021000S0. SUB2021000SO has to be approved and recorded prior to the approval of SUB202100049 and
SUB202100048.

Do you have any additional comments on this Plat? The Applicant has provided the attached map, which, isn't exactly
what we asked for here, but I think for the purposes of this Plat they are correct that the proposed parcels all have
building sites. If we have concerns regarding the slopes or the building site areas we can address that with the other
two -lot subdivisions (SUB2021-49 and SUB2021-48) they have proposed. I have also attached my updated comment
letter for your reference.
As for the timing of these applications, this application SUB2021-SO will need to be approved and recorded prior to
SUB2021-49 and 48. Those two have not been resubmitted, but they have sent us their road maintenance agreements.

Good Afternoon Matt,
Do you have any additional comments on this Plat? The Applicant has provided the attached map, which, isn't exactly
what we asked for here, but I think for the purposes of this Plat they are correct that the proposed parcels all have
building sites. If we have concerns regarding the slopes or the building site areas we can address that with the other
two -lot subdivisions (SUB2021-49 and SUB2021-48) they have proposed. I have also attached my updated comment
letter for your reference.
As for the timing of these applications, this application SUB2021-SO will need to be approved and recorded prior to
SUB2021-49 and 48. Those two have not been resubmitted, but they have sent us their road maintenance agreements.

Please find attached the RMA's for the two Lot Subdivisions (SUB2021-48 & SUB2021-49).
I have also attached a pdf copy of the revised Rural Subdivision Plat (SUB2021-50).
The plat has been revised to reflect your comments dated April 8, 2021.
1. The deed book reference has been added for the recording of the View Easement.
2. A copy of the critical resource map is attached for T.M. 71-21B. It is clear that Lots B, C, D & E each have a
building site as stated in note E.
3. Note 1 has been updated to show the current ownership and legal references.
4. Ok.
5. VDH approval was received March 16, 2021.
Please review the revised Rural Subdivision Plat and let us know if it is ready for signatures.

Since the easements were for just two lots, they'll have to show the 14-412 requirements when they come in for a
building permit, otherwise the easements were wide enough. Otherwise, I just wanted verification everything was out of

I'm going to have the same comment for all three plats. I'm pretty sure they're out of the critical slopes, but further
subdividing Lot C is what makes me want to be sure.

This email is to serve as the transmittal for the attached Plats SUB202100048, SUB202100049, and SUB202100050.
These applications are sort of a three step process in order to subdivide TMP 71-21B into a total of 6 lots altogether. The
first step is SUB2021000SO which is a Rural Subdivision that creates four lots. SUB202100048 and SUB202100049 are
subsequent two -lot subdivisions which further divide two of those previous lots. Please see the attached plats and the
linked GIS Map here for reference.

Thank you for the Subdivision Applications for the Evergreen Home Builders (TMP 71-21B). I am the lead reviewer for
these Applications. Can you all provide the applicable soils evaluations for these Plats? Each of these are showing
proposed septic drainfield areas which will require Health Department (VDH) approval. VDH has indicated that they
require soils evaluations when reviewing proposed drainfield locations. Thanks!
