Re: SUB202100081 Brookhill Blocks 12 & 13 Two -Lot Subdivision — First Review Comments
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [General Comment] Note #6 repeats on Sheet 1. Please revise the note numbering so numbers do not repeat.
2. [General Comment] SUB202000228 is currently under review and proposes to create the Blocks 16 and 17 parent
parcel. That parcel will be subdivided off of the existing TMP 46-1968. If SUB202000228 is approved and
recorded prior to this plat, please address the following:
a. [14-302 (13)(6)] Please update the parcel label for the new block 16 and 17 parcel so that it states the new
TMP, acreage, and recorded instrument number for that parcel.
b. [14-302 (13)(6)] If SUB202000228 is approved and recorded prior to this plat, please be aware that the
TMP number for existing TMP 46-19138 may change. The plat will need to revised so that the new TMP for
46-19138 is stated on Sheet 2 in the parcel labels, the zoning note 6 on Sheet 1, the statement of consent
to division on Sheet 1, the area summary on Sheet 1, and the owner information note under note 12 on
Sheet 1.
c. [14-303 (C)] If SUB202000228 is approved and recorded prior to this plat, please revise the area summary
on Sheet 1, and the existing/residue acreage in the parcel label for TMP 46-19138 on Sheet 2.
3. [14-302 (A)4)] Please show all existing private easements. State the easement type, dimensions/width, and the
recorded instrument number that created the easement.
4. [14-302 (A)(5)] Please show all existing public easements. State the easement type, dimensions/width, and the
recorded instrument number that created the easement.
5. [14-302 (A)(7)] Please show the property boundaries of the Greenway parcel, TMP 46-1969 on Sheet 2. Label the
parcel and state the acreage, owner name, and recorded instrument number.
6. [14-302 (A)(7)] Please state the recorded instrument number in the parcel label for TMP 46-19135 on Sheet 2.
7. [14-302 (A)(7)] SUB202000228 is currently under review to create the Blocks 16 & 17 parcel visible on Sheet 2. If
that plat is approved and recorded prior to approval of this plat, please update the parcel label for the block 16/17
parcel on Sheet 2 so that it states the TMP and recorded instrument number.

8. [14-302 (A)(11)] Please fill in the missing DB and page reference number for TMP 46-1968 on Sheet 1 under
Note #12. See Engineering comments for further information.
9. [14-302 (B)(1)] Please add a date of last revision.
10. [14-302 (13)(7)] Please add a note to Sheet 1 as to whether the land is within an Albemarle County and/or City of
Charlottesville water supply watershed or an agricultural -forestal district.
11. [14-302 (13)(9)] Per Albemarle County GIS, portions of existing TMP 46-1968 currently lie within the FH Flood
Hazard Overlay District. Please address the following:
a. Please verify whether the 100-year floodplain has been surveyed.
b. If the TMP 46-1968 or the new block 13/13 parcel lie within the FH Flood Hazard Overlay District, show
the limits of the FH district on Sheet 2.
c. If TMP 46-1968 or the new block 12/13 parcel lie within the FH Flood Hazard Overlay District, please
revise the zoning classification not for either or both parcels on Sheet 1

Dear Mr. Langille:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section has reviewed the Brookhill, Blocks 12 & 13 - 2 Lot Subdivision Plat, dated April 23,
2021 as submitted by Roudabush, Gale & Assoc., Inc., and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process. If you have further questions, please contact
