Thank you for your patience; and I'm sorry for the slight delay. All comments for each easement plat application have been consolidated into one document; and all previous review comments which have been previously addressed have been eliminated from this document(for simplicity and clarity). The letter also includes comments from the County Attorney's Office regarding review of the corresponding deeds. Easement plats SUB201900091 (off-site/Edgecomb) and SUB201900093 (off-site/Avon Court Holdings) are essentially ready for approval, pending approval and bonding of the road plans (provided that the road plans are approved without revisions to the easements shown on SUB201900091 or SUB201900093). Easement plats SUB201900090 (on-site) and SUB201900092 (off-site/ASTEC Partnership) will need to be revised, with corresponding revisions to the deeds for the easements shown thereon. The short version of the status of these easement plats is as follows: ■ SUB201900090 must be revised to eliminate the "6' & 12' landscape maintenance easement"for the street trees. (I acknowledge and sincerely apologize for conflicting CDD-Planning comments on that issue; but after final review, no such easement is required and therefore the corresponding deed is not necessary). ■ SUB201900092 must be revised to establish an easement over the existing private sanitary sewer lateral to which the private sanitary sewer lateral serving TMP 77-9 will connect. (Per our discussion on Monday 9/23, my understanding is that a maintenance agreement has already been drafted and is ready for execution; but after final review, the County is requiring that an easement be established over the dual-user private sanitary sewer lateral(s), all the way to the point of connection with the RWSA infrastructure.) o I have contacted ACSA to determine their review status for this easement plat and am awaiting a response. At present, I cannot confirm if ACSA has received or reviewed the most recent version of this easement plat SUB201900092 (revision date 8/5), or if they have indicated their approval of(or objection to) an easement being established over the private sanitary sewer lateral(s) (as described above). Please carefully review the attached comment letter for full details of all required revisions for each easement plat. And please call me with any questions, items for discussion, or requests for assistance. 1 Additionally, three deeds of dedication and easement for public drainage easements have been reviewed and deemed ready for approval (in conjunction with approval of corresponding easement plats)—those are attached for your use. Specifically, these are for the public drainage easements for Lighthouse Land (SUB201900090), ASTEC Partnership (SUB201900092), and Avon Court Holdings (SUB201900093). Please have these deeds executed and provided along with the corresponding signed/notarized easement plats at the appropriate time. As you can see, I have copied Mr. Henry Young of Scott/Kroner so that he has immediate access to these deeds and to the review comments from CDD staff and staff in the County Attorney's Office. Finally, I will pivot to the corresponding road plans (SUB201800044) and final site plan (SDP201800070) and provide review comments ASAP. Please call me with any questions. I've copied J.T. Newberry on this message in case he may be able to provide additional assistance. Thanks, all --- Tim Padalino, AICP Albemarle County I Community Development Dept. I'm writing at this time with a brief update: I am still working on the review comments, and will provide those to you as quickly as possible. However, I have not completed those reviews yet. I expressed to you two that I had hoped to provide the review comments by yesterday (9/24) -- but unfortunately it looks like this will not be possible until tomorrow. I'll continue to work on these application reviews as best I can while also trying to meet other prior commitments to applications I've been reviewing and to other public meetings. Thank you again for your patience. I now this is a priority project for Albemarle County, and I know some of these applications are the critical path. I will continue finalizing everything and contact you ASAP.
