We have reviewed the above referenced plans and have the following comments:
Engineering (Emily Cox)
1. VSMP Plan WPO202000041 must be approved before this plan road plan can be approved. Rev.
1: Comment not addressed. Rev. 2: Comment addressed.
2. The plan number for this is SUB202000173. Please update the cover sheet. Rev. 1: Comment
addressed.
3. Provide a profile for Desoto Court. Rev. 1: Comment addressed.
4. Provide DB & PG references for all existing easements. Rev. 1: Comment addressed.
5. Guardrail should be provided along the parking on Desoto Court. There is a 2:1 slope and over I
ft. drop-off. Rev. 1: Comment addressed.
6. Provide no parking signs on streets where it is not permitted. Note says all streets will be marked,
but no signs are shown. Rev. 1: Comment addressed.
7. Provide a landscaping sheet. Ensure this sheet shows all utilities. Rev. 1: See planning

The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [18-32.7.9] Required street trees should be situated within planting strips located in the street
rights -of -way, not within proposed private residential lots. Otherwise, a landscaping easement
will be required for the trees to ensure their maintenance.
See the graphic on the next sheet for potential locations to move the three trees that are
currently depicted as being outside of the street right-of-way: those in lots 10, 13, and 19.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section has reviewed the Avon Park II -Road Plans, dated September 16, 2020, revised April 26,
2021 as submitted by Collins Engineering, and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process.
