A signed hard copy of the approved site plan is in the pick-up box in the lobby of the CDD office. You can come by and pick it up whenever you're ready. Our office is open to the public MWF from 9 AM-4 PM. Please be aware that we are going to be closed this Friday, June 18t'. But we are open tomorrow and will be open again next Monday. Scott had sent me an email about this site plan a couple of days ago and I was waiting to respond so that hopefully I could say it is ready for signatures, but I've been waiting on the Real Estate division to give me some information I need in order to verify things. Please see the attached comment letter. When the plat was recorded to create the Block 8B parcel and the new Block 8B open space parcel, Real Estate changed the TMP numbers for these parcels. • The Block 8B parcel is now TMP 46-19E2, and the site plan needs to be updated to state this. • The new block 8B open space parcel has not yet been assigned a TMP, and I have asked real estate to give me that ASAP so I can relay it you so that it can be added to the plans. I haven't gotten a final answer from them as to what the open space parcel TMP number is, so that's why I've been holding off on sending comments/confirming that this one can be approved. o It takes Real Estate several weeks to assign new TMPs, and I haven't gotten a clear answer on when the open space parcel TMP will be official. I know you're on a tight timeline, and since Scott has already put the recorded instrument number for the new open space parcel on the site plan, so I am fine with approving the plan with that info. So here's what we can do from here: 1. Scott can update the site plan as specified in comment #9 so that it states the correct block 8B parcel number, TMP 46-19E2, in the places indicated by the comment. 2. Once that is done, go ahead and submit four (4) hard copies of the site plan for County signature and approval. You don't need to submit the plans to me for another review, I will just verify that the TMP has been updated on the signature sets before I sign them. I hope this isn't confusing and provides an easy path forward. But please let me know if you have any follow-up questions. With this information in mind, can you forecast the date you'd be able to approve this site plan? We all know you have quite a workload, and we appreciate the attention you give our projects. I'm not sure what specific changes would necessitate requiring an amendment to the CoA. I really don't like to assume changes won't be significant. I've see way to many changes out of the blue on projects, in later submissions. So I try not to assume things any more 0. ARB would definitely need to review the next submission of the Site Plan, even if we had granted the CoA, because we would have to ensure an amendment to the CoA would not be required based upon any changes. However, it appears that they filled in that missing segment with new deciduous and evergreen tree and shrub plantings on the landscape plans and I marked it as "comment addressed." On previous drafts of the final site plan they had provided a signed copy of the County's maintenance of existing landscaping agreement as an exhibit on the plans which said they would maintain all existing vegetation within the tree line boundary symbolized on the plans elsewhere in the buffer. So, here's my thoughts: • We can ask them for more details about what kind of existing vegetation is within the tree line symbology portions of the buffer. I had not asked for a tree study to identify species, caliper, etc. because Heather, Emily and I did a site visit after they had cleared the surrounding areas for the road and utility installation. We took a look at the existing vegetation, and it appeared that mature deciduous and evergreen trees are all along the west side buffer, with trees and denser shrubbery along the south buffer. • Sounds like you and I need to compare our drawings and make sure there isn't a discrepancy with where they're showing proposed landscaping to fulfill the buffer requirements. Until that submittal, there were segments of the buffer that did not show the existing treeline extending into it and I told them that per the Code of Development, the landscape plans on the final site plan would need to provide new plantings to meet COD requirements. This was on a 240' long segment along the southern buffer. However, it appears that they filled in that missing segment with new deciduous and evergreen tree and shrub plantings on the landscape plans and I marked it as "comment addressed." On previous drafts of the final site plan they had provided a signed copy of the County's maintenance of existing landscaping agreement as an exhibit on the plans which said they would maintain all existing vegetation within the tree line boundary symbolized on the plans elsewhere in the buffer. So, here's my thoughts: • We can ask them for more details about what kind of existing vegetation is within the tree line symbology portions of the buffer. I had not asked for a tree study to identify species, caliper, etc. because Heather, Emily and I did a site visit after they had cleared the surrounding areas for the road and utility installation. We took a look at the existing vegetation, and it appeared that mature deciduous and evergreen trees are all along the west side buffer, with trees and denser shrubbery along the south buffer. • Sounds like you and I need to compare our drawings and make sure there isn't a discrepancy with where they're showing proposed landscaping to fulfill the buffer requirements.
