A PROFESSIONAL CORPORATION Serving Virginia Since i956 June 18, 2021 Ms. Mariah Gleason Albemarle County Community Development 401 McIntire Road Charlottesville, VA 22902 RE: SUB202100075 TMP 3208 - Boundary Line Adjustment (BLA) Dear Ms. Gleason: I have reviewed your comment letter dated June 14, 2021 and offer the following responses. My response are below in red. 1. [14-302(B) (5)] Overlay districts. Albemarle County only regulates five overlay districts, those being: AIA - Airport Impact Area; FH - Flood Hazard; NR - Natural Resource Extraction; SS - Scenic Streams; EC - Entrance Corridor; and Steep Slopes (Managed and Preserved). Revise the Overlay District notes on the plat to only address these five overlay districts. Additional areas/zones mentioned in the notes, particularly those that are required to be included on plat (such as water supply watershed and agricultural -forestal district information), should be retained but provided via separate notes. (See Section 30 for information about the overlay districts.) The overlay district notes have been updated to reflect only the five overlay districts in the County. The notes about the water supply water shed and agricultural -forestal district have been retained and provided as separate notes. 2. [14-302(B) (9),14-302(B) (10)] Flood Hazard overlay district & Stream buffers. On the plat map, dashed linework representing the stream buffers and Flood Hazard overlay district have overlapped and combined in places, making individual areas difficult to distinguish. Revise the plat to make the encompassed areas more clear. Consider using a hatched pattern to locate the Flood Hazard overlay district Also, please shift any labels that obscure the stream buffer boundary, specifically the "Approx. Location of Stream" label. The linework for the stream buffer and Flood Hazard overlay have been revised to be two distinct line types. The Flood Hazard overlay has also been hatched in order to make the two areas more easily distinguishable. The labels that obscured the stream buffer linework on the subject property have been relocated. 3. [14-303(D)] Acreage. In the "Area Summary for TMP 32-10", update the source of acreage information from "County GIS" and instead reference the acreage that is noted on the last recorded plat for TMP 32-10 (DB 4364 PG 113). The acreages are close, but the previously recorded plat is the better and preferred reference. The Area Summary for TMP 32-10 has been updated to reflect the area in the recorded plat (DB 4364 PG 113). 4. [14-302(A) (9)] Building site. Please revise Note 4 on the plat to state: "Revised parcels TMP 32- 8 and TMP 32-10 each contain a building site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance." The current wording does not make it clear whether the note refers to the revised or original parcels. Note 4 has been revised as requested. 999 Second Street SE. Charlottesville. Provide the unabbreviated tax map parcel numbers for the subject properties on at least one place on the plat The unabbreviated tax map parcels have been added to the statement of consent to division. 6. [14-302(B) (1)] Resubmission. Reminder that revised plats must include the original date of drawing and the revision date(s) of each subsequent version of the plat Acknowledged. Sincerely, Ammy George, PLA 999 Second Street SE. Charlottesville. VA 22902. www.Roudabush.com Page 2 of 2
