WITNESSETH:
That, for and in consideration of the sum of ONE MILLION FIVE HUNDRED FORTY

Grantor, and other good and valuable consideration, the receipt and sufficiency of which are hereby

belonging, situated in the Rivanna Magisterial District of Albemarle County, Virginia, at the
northwest corner of the intersection of U.S. Highway 29 and State Route 649, designated as Parcel
38, Section 32, Albemarle County Tax Map, and shown containing 0.632 acre, more or less, on
plat of William Moms Foster, dated July 14, 1977 of record in the Clerk's Office of the Circuit
Court of Albemarle County, Virginia, in Deed Book 629, page 104; LESS AND EXCEPT that
certain tract or parcel of land containing 254 square feet, more or less, conveyed to the
Commonwealth of Virginia by instrument recorded in the aforesaid Clerk's Office in Deed Book
2427, page 585.
