Thank you for your comments dated March 15, 2021 on the above referenced project. Below are our responses to the remaining
comments on the site plan.
Engineering (Emily Cox):
1. Comment acknowledged.
2. Comment acknowledged.
3. The topography note has been updated on the cover sheet. The site has been field verified within the past year.
4. The DB & PG is shown for all existing easements on Sheet 4.
S. The approved SUB# is listed for the Polo Grounds Road Plan on Sheet 4.
6. The building on Block 3 has been taken off Sheet 4. Only things that are existing are shown on this sheet.
7. Proposed retaining wall lengths are less than 600'.
8. No slopes steeper than 2:1 are proposed within the project boundary. Notes have been added to the grading and drainage
sheets specifying no slopes steeper than 2:1 are permitted.
9. Guardrail has been shown and labeled in the vicinity of the steep slopes along Halsey Avenue (previously Eustis Avenue).
10. Proposed easements are labeled on all applicable sheets.
11. Street trees have been relocated away from storm pipes.
Planning (Cameron Langille):
1. Comment acknowledged.
2. There is a break between Blocks 16 & 17 that allows for a trail to connect Halsey Avenue (previously Eustis Avenue) to the
greenway.

4. Sheet 3 has been updated to show the limits of Blocks SA & 1B and their site plan numbers and approval dates.
S. The layout plan sheets show on street parking along one side of each street in Blocks 16 & 17. There are proposed signs
labeled on these plan sheets to indicate where no parking is allowed along the streets.

8. The cross section for the neighborhood streets has been updated to show on -street parking along on side of the road.
9. On -street parking spaces are labeled with length and width dimensions.
10. All sheets have been updated with the approved road names.
11. The callouts for the 100' stream buffer and 100-year floodplain areas have been updated as requested.

13. Notes and calculations on Sheet 30 regarding street trees has been updated. Street trees along internal streets have been
relocated in order to meet spacing requirements. There are four tree species proposed and the plant schedule has been
updated with canopy coverage for the site.
VDOT (Adam Moore):
1. Marked crosswalks have been removed from the plan.
2. CG-12's have been updated on the plan to match the detail and show the truncated domes.
3. Sight line location of eye has been shown a minimum of 14.5' feet from the edge of travel lane for all intersection sight
lines.
4. There is a 40' buffer between the cul-de-sac and parallel parking.
S. The label for the bike lane has been updated on Sheet 7.
6. This note has been added to Sheet 11.
7. Road drainage system has been revised to keep flow velocities below 10 fps.
8. The storm MH inlet shaping and armament detail has been added to Sheet 14.
9. A turn lane analysis has been submitted for Polo Grounds Road.

E911 (Elise Kiewra):
1. Newstead Street has been changed to Sablewood Trail.
