The permitted uses of the Property are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The Property is subject to the Airport Impact, Flood Hazard, Entrance Corridor, and Steep Slopes Overlay Districts described in Section 30 of the Zoning Ordinance. • The current uses on the property are permitted uses within the HC zoning district. • The Property is subject to various Special Use Permits. The various permits are listed here and are linked in the Attachments section; SP1989-00070, SP1992-00038 and SP1999-00001. • The Property was originally approved under SDP1984-00067, signed on December 27, 1985. The site was most recently amended under SDP2015-00034, signed on March 3, 2016. • The abutting properties are zoned RA, Rural Areas, R-1, Residential, HC, Highway Commercial. • To the best of my knowledge, the Property is currently in compliance with all applicable requirements of the Zoning Ordinance. A review of our files found (i) no violations or alleged violations or regulations applicable to the Property, whether pending, contemplated, or having already occurred, (ii) no fees due or pending with respect to any matter before the County Zoning Office; and (iii) no pending application for rezoning of the Property or for a special or conditional use permit or variance in connection with the Property. Further, no proceeding to challenge the zoning or other governmental approval or use of the Property is pending or overtly threatened to the best of my knowledge. In the event of casualty, the Property may be rebuilt substantially in the same form upon satisfaction of all nonconfoming regulation, required building permits and site plans, as applicable.
