"Property" or "Properties")
To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Properties are zoned Highway Commercial - HC. The permitted uses of the
Properties are provided in Section 24 of Chapter 18 of the Albemarle County Code
("Zoning Ordinance"). The Properties are subject to the Steep Slopes and Entrance
Corridor Overlay Districts as described in Section 30 of the Zoning Ordinance.
• The Property at 1295 Richmond Road is developed as an automobile dealership. Motor
vehicles sales, service and rental is a by -right permitted use in the HC district. The
Property is subject to SP1998-00059 with conditions for outdoor storage and display in
an Entrance Corridor Overlay District.
• The Property at 1295 Richmond Road is developed under SDP1999-00116 and various
amendments the last being SDP2007-00012.
• The Property at 1289 Richmond Road is developed as an automobile parts and service
buildging. Motor vehicles service is a by -right permitted use in the HC district.
• The Property at 1289 Richmond Road is developed under SDP2008-00144.
• There are no outstanding building or zoning violations on file for the Properties.
• To the best of my knowledge, the Properties are currently in compliance with all
applicable requirements of the Zoning Ordinance. A review of our files found (i) no
violations or alleged violations or regulations applicable to the Properties, whether
pending, contemplated, or having already occurred, (ii) no fees due or pending with
respect to any matter before the County Zoning Office; and (iii) no pending
application for rezoning of the Properties or for a special or conditional use permit or
variance in connection with the Properties. Further, no proceeding to challenge the
zoning or other governmental approval or use of the Properties is pending or overtly
threatened to the best of my knowledge.

• If the Properties contained physical development approved with a site plan, then in the
event of casualty, the Properties may be rebuilt substantially in the same form upon
satisfaction of all required building permits and site plans, as applicable.
• Copies of any relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, then a request through the department's Records Manager, Paul Bjornsen, at
Dbiornsen(cilalbemarle.org may be made. If the request is not based in Virginia, it will
take longer to fulfill.
