Architectural Review Board Final Site Development Plan Submittal
Written Description of Proposed Work
This project proposes the redevelopment of a 1.42-acre parcel within the,Entrance Corridor Overlay
District along State Route 29/Seminole Trail The existing site contains a large paved parking area which
used to serve a restaurant,that has since been demolished.The proposed scope includes the
construction of an AutoZone store,along with the associated parking, utilities, landscaping and site
work. Landscaping and buffering will be provided to meet Albemarle County minimum design standards.
Site Constraints
The primary constraints of this site are the utilities running along Route 29.Within the 40-foot wide
utility easement along the Route 29 frontage of the site,there are large overhead power lines as well as
an underground sanitary sewer line.The plantings shown in the proposed layout balance the limited
space between these utilities and easements with the ARB Design Guidelines.
Entrance Corridor Compatibility
The updated plan includes red and beige brick, stucco, and clear glass,to be more consistent with the
architecture found in the Entrance Corridor. Changes from the Initial Site Plan are in accordance with
ARB and County review comments and are reflected within this submittal.
