Please find our responses to the comments below in bold lettering. 1. Resolve the "floating" character of the transom windows by eliminating the two transoms closest to the storefront and revising the end pairs to a single larger transom, with brick detailing below. Transom windows have been updated, per final ARB approval meeting.Three transom windows have been combined into one larger transom, on both sides of main storefront. 2. Revise the color of the red doors in the color elevation sheet to match the color of the brick wall. Referencing final colored elevation sheet CE1, keynotes#20 and #21, call for emergency exit doors, and delivery door to match brick of building. 3. Revise the notes on the elevations sheet to clearly state that the glass has no tint. Referencing final colored elevation sheet CE1, keynote#15 notes, "clear glass". 4. Show the locations and heights of rooftop equipment on the architectural elevations. Referencing final colored elevation sheet CE1, all rooftop units are located, utilizing keynote #24. 5. Add the standard mechanical equipment note to the architectural drawings: "Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated." Referencing final colored elevation sheet CE1, a note has been added to keynote#24. 6. Revise the lighting plan to reduce spillover onto adjacent streets to less than .5 fc. The Photometric sheet PH1.0 has been revised to eliminate 0.5 FC over any property lines. CIVIL ENGINEERING I ENVIRONMENTAL I SURVEYING I GIS I LANDSCAPE ARCHITECTURE I CONSTRUCTION SERVICES 7. Revise the photometric plan to use a maintenance factor of 1.0. The Photometric sheet PH1.0 has been updated to reflect this factor. 8. Revise the lighting plan to indicate the color/finish of all light fixtures as bronze. Photometric sheet PH1.0 has been updated within the luminaire schedule to reflect these colors. 9. Add the standard lighting note to the plan: "Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light away from adjoining residential districts and away from adjacent roads. The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one half footcandle." Photometric sheet PH1.0 has been revised with the above mentioned note. 10. Coordinate the landscape plan (which shows 223 Pennsylvania Sedge) with the plant schedule (which shows 210 Pennsylvania Sedge). Tree quantities have been corrected and verified. 11. Provide two 2 %2" caliper trees along the southern travelway. 2 Y2" caliper trees have been added along the southern travelway. 12. Note that 3M 3630-143 Poppy Red and equivalents, and 3M 3630-44 Orange are not approvable sign colors. Revised colors meeting EC sign guidelines will be required with the sign application. The sign application will include the below, agreed upon, colors.The revised sign plans are included with this submittal. Revise the monument sign note to state that the sign location is shown for information only; a separate sign application is required for review and approval. Proposed plantings have been revised to not interfere with monument sign. A note indicating that sign is for information only has been added to site plans. Please note that since the conditional approval of this plan, ARB-2019-109, an additional change has been made per the recommendation of VDOT. The entrance previously proposed off of Route 29 has been removed. The only entrance proposed now is off of Westfield Road. With this change, the proposed landscaping has been adjusted to utilize this space. We have included one full set of plans, a flash drive containing the revised submittal, and the "Revised Application Submittal" form, for your review.
