Thank you again for meeting with Kent and myself last week on Galaxie Farm. I just wanted to confirm that we are
letting the original Preliminary plat expire on this project and we are submitting a new preliminary plat and initial site
plan for the project, within the next couple of weeks. We will be continuing with the onsite construction with the
current VSMP, but will be submitting new road plans and a VSMP amendment for the changes to the project. Let me
know if you were able to confirm with zoning that our proposed development plan is still in general accord with the
application plan and we will get the new preliminary plat submitted to keep everything moving.

Yeah, the trail will still need to be provided regardless, it looks like Scott just didn't show it. The emergency access is a

Just looked at what you sent to A -Team.
Do you know if Scott plans to provide the Emergency Access and trail system still?
They just aren't shown on the sheet he provided.
They show the sidewalk dead ending where the trails are supposed to begin, but then no trail.
The emergency access appears to be gone, and they do not appear to be connecting to the adjoining parcel at the
bottom (TMP 91-1-1E) to use their access/road. The proposed road appears to just dead end on the property line along
that side of the parcel.

Hi Zoning team,
I received a question from Collins Engineering last week regarding the Galaxie Farm project. Galaxie Farm is subject to
an approved ZMA, ZMA201800012. I've attached the action letter and Application Plan for the project, which is now
zoned PRO.
Collins wants to submit an initial site plan with a slightly revised block and street network layout than that is shown on
the ZMA. A PDF of the proposed layout is attached and title "3- Overall Site Plan." Before submitting an initial site plan
application, I told Scott Collins that it would be best to ask Zoning if his layout is still in general accord with the ZMA
Application Plan. I don't see any issues or red flags with the layout proposed by Collins, as it retains all the street stubs
shown by the ZMA. The only real change I can see is that Scott is proposing only 1 cul-de-sac on the north side of the
project, while the ZMA showed 2 cul-de-sacs.
Anyways, I plan to attend the A -Team meeting tomorrow to discuss this further with you all. Just wanted to send this

When they requested a deferral, I granted a 6 month deferral, which is what I am allowed to do under Section 18-
32.4.2.4 (a) of the Zoning Ordinance. That section requires you to submit revised drawings anytime within that 6 month
timeframe. You are allowed to request one extension on the deferral period if you need additional time. The deferral
period on this one will end on June 22, 2021. If revised plans aren't submitted prior to that, the application will be
deemed voluntarily withdrawn.
So, just keep me posted on the status if anything comes up and Scott won't be able to submit prior to that.

when the property transferred, Collins is going to take over from Shimp Engineering and complete any outstanding
design work. I spoke with Scott briefly today and he is currently underwater with a bunch of projects so at the moment

Notification -wise, this may be my fault. This was a Site Review Committee (SRC) review, and usually Marsha Alley in
Zoning sends out a notice to all the SRC reviewers that contains the hyperlink to the plan. Then, I typically send a follow-
up email to all SRC members and give them a date for the deadline to get me comments. Marsha sent out the notice
email on 11/23 (attached), but I can't seem to find my personal follow-up email in my outbox, which means I may not
have sent it (or I accidentally filed it in the wrong email folder somewhere). So, I apologize for that if the first option
happened. Moving forward, I'll be sure to get that follow-up email sent.

Attached is an approved instrument for a privately maintained sidewalk (could be a trail too) that is outside of
the public ROW but will have public access. Andy H sent this to me to use for one of my projects, and I thought

private property that was nevertheless open to public access. The final version of this Declaration for the
Berkniar Crossing Building "C" Condominium was recorded in Deed Book 5051, page 613. Hope that helps.
