Thanks for support provided Applicant (email, below). I visited the site earlier today (TMP 97-21, 97-22C), where Walter
Mehring, Ryan Mehring, and I walked future driveway condor, avoiding all sections >16%. Engineering field -verified
potential Max. grade <16% using 100' cloth tape. Existing grades are generally mild. Ryan estimates length of driveway to
be 700-ft t ( x 10-ft w , or = 7,000 sf LOD). Driveway construction will most likely coincide with septic field and home
construction. In most cases, single-family construction requires at least an Agreement in lieu of an ESC Plan (Erosion and
Sediment Control). Additional, below.
Engineering site observations (this date)
Existing access /family subdivision private street between SR 698, Hungrytown Road, and dwelling depicted in GIS image
below (3917) is:
• Stone /Gravel,
• Well -drained,
• Hard -packed,
• Well -maintained,
• Non -eroded, and
• Acceptable, requiring no further improvement to meet requirements listed at 14-412.A.4., Streets serving family
subdivisions. Photos taken this date, are available.
• [ preceding bullet, is "of adequate width and horizontal and vertical alignment to accommodate a tmvelway passable
by ordinary passenger vehicles in all but temporary extreme weather conditions, together with an area adequate for
maintenance of the travelway, as required by section 14-412 of the Albemarle County Code." ]
Notes:
• Engineering anticipates surveyor "shall at Code section 14-412.A.4, verbatim ( i.e., text in
quotes, below), on revised plat.
• Until such time as Applicant ( Ryan Mehring) has more fully developed home build /septic field plans, Engineering
has no need to review project further.
• Engineering encourages Applicant to contact Engineering, directly, once single-family /septic field construction plans
are complete, or more fully advanced.
• Engineering anticipates proposed homesite, driveway, and septic field may be constructed while avoiding critical
resources ( critical slopes /stream buffer).
• Engineering anticipates project may qualify for an Agreement in lieu of a ESC plan; that is, if total area of land
disturbance (LOD) is <1 Ac.
• If LOD < 1 Ac., no S WM requirements apply to single-family /septic /associated driveway construction.
• If LOD ? 1 Ac., project requires an ESC plan, and would likely qualify for an Agreement in lieu of a S WM plan.

• No stream crossing is required to construct drive along corridor reviewed in the field, earlier today.
• Engineering anticipates no impacts to critical slopes, or stream buffer. [ GIS, image, below ]
• Applicant selected preferred alignment to preserve trees, and resources.
• Engineering will be glad to assist Applicant at any point in the future.
