The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
[General Comment] Planning staff have reviewed the plat that the applicant sent to ACSA for review. The
version of the plat that was reviewed is attached to the ACSA comments included in this letter. Rev. 1:

2. [General Comment] Please update the note numbering. Notes currently skip from 6 to 9 (7 and 8 are
missing). Rev. 1: Comment addressed.
3. [14-203 (D)] This easement plat requires a deed for the water and sewer easement. The applicable fee is
$817.00, but only $215.00 has been paid. Please submit payment for the remaining $602.00 balance. Rev.
1: Comment addressed.
4. [14-302 (A)(11] Please revise the callout for TMP 62F-E2. Per DB 4830, pages 20-24, this property is also
subject to the plat recorded in DB 2051, page 3. Please update the parcel label to include reference to DB
2051 page 3. Rev. 1: Comment addressed.
a. [14-302 (A)(5)] TMP 62F-E2 is subject to a 50' public emergency access easement, per the plat
in DB 2051, page 3. Either show the easement on the plat, or provide a note stating the easement
type, width, owner name and address, and recorded instrument number. Rev. 1: Comment
addressed.
5. [14-302 (A)(15)] Please add a note stating the names and address of the property owner of TMP 062170-00-
00-OOOE2. Rev. 1: Comment addressed.
6. [14-302 (B)(1)] Please add a date of last revision. Rev. 1: Comment addressed.
[14-302 (B)(7)] Please update Note 6. The property is within two water supply watersheds: the Meadow
Creek Water Supply Watershed and the Upper Rivanna River Water Supply Watershed. Rev. 1: Comment
addressed.
8. [14-303 (A)] Please add a statement of consent to division. A statement that: "The platting or dedication of
the following described land [insert a correct description of the land subdivided] is with the free consent
and in accordance with the desire of the undersigned owners, proprietors and trustees, if any." Rev. 1:

9. [14-303 (C)] It appears that incorrect property boundaries are drawn for adjacent parcels, specifically TMP
62F-El. Engineering comments include maps from GIS showing adjacent TMP numbers and boundaries.
Please verify correct property boundaries for adjacent parcels and revise plat as necessary. Rev. 1:

10. [14-303 (H)] A legend is provided identifying monuments IF Iron Found and IS Iron Set. However, the
monuments shown on the plat do not include the IF or IS notation. Please revise. Rev. 1: Comment

a. If necessary, please revise monuments to address Engineering comments regarding accurate
property boundaries. Rev. 1: Comment addressed.
11. [14-303 (1)] Please provide two bearing and distance ties on the plat. Per comment #9 above, the ties
currently shown may not be accurate if property boundaries need to be adjusted. Rev. 1: Comment
addressed.
12. [14-303 (0)] Please provide a signature panel for the owner. Signature panel should be located directly
under the statement of consent to division referenced in comment #7 above. Rev. 1: Comment addressed.
13. 114-303 (0)] Please provide a signature panel for the agent for the Board of Supervisors. Rev. 1: Comment
addressed.
14. [14-303 (P)] Please provide a notary panel to acknowledge the signature of the owner. Rev. 1: Comment
addressed.
15. [14-302 (A)(5)] Please see attached comments from the County Attorney's office regarding revisions to the
draft deed of dedication. Rev. 1: Comment addressed. The Board of Supervisors approved conveyance
of the proposed easement to 999 Rio Road E at the June 2, 2021 Board meeting. The Countv
Attorney's office is in receipt of the signed deed of easement that was requested on the first review.
