RE: Dunlora Park Phase II — Major Site Plan Amendment
Thank you for your comments dated May 11, 2021 on the Dunlora Park Phase II Major Site Plan
amendment. The revised plans are hereby submitted incorporating the following changes in response
to the items in your letter.
Planning
1. The additional fee has been paid, as requested.
2. The title of the plan has been updated as requested.
3. The setback line has been updated to be 5' graphically, as noted on the cover sheet. The rear
property lines have also been updated with the changes to the alley.
4. The alley width has been adjusted to 20', as requested. The pavement has been extended all
the way to Lot 34. The alley easement has been extended across the rear of lot 34 and the
width is 20'. The label on the alley has been updated as a private alley easement to be
maintained by the HOA.
5. The plan sheets now show the correct ROW line.
6. The lot line linetype has been updated, and this linetype has been added to the legend, as
requested.
7. The lot numbering has been updated for the SFD lots.
8. One guest parking space has been added along the alley for the TH units.
9. The proposed SFD driveways are now shown and labeled. The driveways are also
dimensioned, as requested.
10. All the existing and proposed sewer and drainage easements are labeled. A subdivision plat
will be submitted to plat these easements. The recordation information will be added to this
major site plan.
11. An easement plat/subdivision plat is being submitted to plat all the proposed easements on
the property. The recordation information will be added to the plan.
12. This is acknowledged. A WPO amendment is being submitted for this phase of development.
13. A note has been added to the tree preservation area calculation as requested.
14.
Engineering
1. As requested, just the file numbers for the previous plans have been listed on the cover sheet.
A narrative has been added to the cover sheet indicating how the project will achieve SWM
compliance. The WPO amendment will be submitted for this phase of development. Finally,
a note about the most recent visual field inspection has been added on the cover sheet.
2. The building footprint on Lot 32 has been updated and is no longer encroaching in the
temporary construction easement.
3. The alley has been revised to 20' as requested, and the DB/PG information has been added to
the tree canopy notes on plan sheet 3 for the SWM Forest and Open Space dedication.
4. See below:
a. The conceptual SWM design has been added to the plans.
b. The VSMP amendment plan is being submitted for this phase of development.
c. This comment is acknowledged. A plat is being prepared for the subdivision and
easements on the property.
d. A curb cut has now been shown and labeled for the run-off to drain to the riprap
ditch.
e. The private drainage easement for the roof/yard drains is now labeled in the plans.
f. The 458' contour has been updated with the changes to the plan and layout.
g. Acknowledged. An updated WPO amendment is being submitted for this phase of
development.
h. A vehicle turn -around area has been provided at the end of the alley.
i. The approved wall label has been updated to read existing wall, as requested.
j. With the widening of the alley, the private utilities coincide with the access easement
but still allow access.
5. This comment is acknowledged. The overall drainage map will be updated with the WPO
amendment, as requested.
E911
1. The alley's name has labeled as Lindley Court.
Building Inspections
1. The building notes have been added to the cover sheet on the plans, as requested.
Fire/Rescue
1. The lot number for the SFD lot has been corrected on sheet 3.
2. The front addresses for Lots 32, 33 and 34 will be off Rio Road.
3. Yes, the houses will be accessible to the front walk, as shown on the plans.
4. There will be no fences that obstruct fire access to the SFD units from Rio Road.
5. The alley is just for residential access only, Fire/Rescue shall service the SFD units from Rio
Road, and the TH units from Varick Drive.
6. The turn -around is no longer required on the alley.
7. A fire hydrant has been added at the intersection of Dunlora drive and Rio Road. This FH
can service the SFD lots and the SFA units. The distance from the FH to the structures is less
than 250 feet.
8. No parking signs have been added to the alley, as requested.
9. This comment is acknowledged. The alley will not be needed for fire access.
10. The ISO fire calculations have been listed on the cover sheet.
11. The ACSA fire test info has been listed on the cover sheet.
FES Project Management
1. This comment is acknowledged. This plan amends the final approved final site plan.
ACSA
1. The comment is acknowledged. The dedication of Dunlora park phase 1 will be completed.
2. The (3) water taps have been relocated to the 6" waterline along Dunlora Drive.
3. The SFD lots have individual meters.
4. The water main and fire hydrant is shown on this plan for installation.
5. A note has been added to sheet 4 about the abandonment of the unused phase 1 laterals.
6. Attached are the updated General water and sewer conditions.
VDOT
1. The entrance has been updated with a commercial entrance and is not 30' wide at the
entrance along the Right of way.
2. The distance between the curb returns has been shown on Sheet 3. The distance is 55', which
meets the requirement for local streets and entrances.
