Ted has also included 2 copies of the Timberwood Boulevard as built road plan detailing the features you asked for on Timberwood Boulevard. If this needs to be a part of the Car Wash site plan, let us know and we can attach it as an exhibit. Relative to storm water detention, this was accomplished for the entire commercial area at Forest Lakes North (west of Timberwood Boulevard) in the existing pond behind the Forest Lakes North Townhouse C project (known as Gateway Village). I had Tom Muncastor do the calculations for the necessary spillway improvements. Attached is a copy of a letter I sent him relative to his calculations. Unfortunately, I do not have a copy of what he submitted. However, it should be in the Townhouse C (Gateway Village file). In the letter, I mention evaluating the pond on the cemetery property. So there is no confusion, Forest Lakes Associates now owns the pond area. Please call me if you have questions or need anything further to grant tentative approval for the Car Wash site plan. County Engineering Department 401 McIntire Road Charlottesville, VA 22902 RE: Resubmittal of Fortune Park Road Plans and Final Plat for Fortune Park Right of Way and surrounding parcels Dear Glenn: It is my understanding from Don Franco that the Fortune Park Road Plan can be resubmitted. Attached please find the following: A. Five sets of the Fortune Park Road Plan consisting of four (4) sheets. B. Three sets of pipe calculations for new pipes A5-A6 and A6-A7 and three sets of inlet calculations for new structures A7 and A6 and existing manholes structures A4 and A5 to be converted to inlet structures. C. Five copies of the final subdivision plat under review. D. Five copies of the car wash site plan under review. Relative to your April 3, 1997 review comments, my corresponding comments are as follows: 1. No Comment. 2. I have redone the Fortune Park Road Plans and have tried to address your comments. 3. I did not include Worth Crossing as-built road plans. However I did included the as-built storm profiles for the storm system associated with the Worth Crossing plans and indicated the storm extension taking place for Fortune Park Road (sheet 4). 4. Not applicable anymore unless you want the Worth Crossing as built road plans resubmitted. 5. This entrance is shown on the new plan (sheet 2). On sheet 1 of the plan the striping of Worth Crossing is detailed in the upper right corner, and on sheet 3 is the striping plan for Fortune Park Road. 7. See station designation for structures A6 and A7 on plans (sheet 2). 8. I did not put the projected ADT on the Fortune Park typical section (sheet 1). Based on your review of the traffic study Don Franco submitted, I am happy to include whatever figure you think it should be. The pavement specified is the same design used for Worth Crossing. This should be conservative. 9. See comment 8 about paving design. 10. Fortune Park is not proposed to be super-elevated since it is so short in length and since Worth Crossing was not required to be super-elevated (for same reason). 11. No comment. 12. This has been revised. 13. No comment. 14. See attached drainage calculations. 15. My understanding is that the traffic issues have been resolved. Please advise if you need anything further to reactivate the Fortune Park Road approval.
