Subject: SDP2013-027 Verizon Wireless-Shadwell/Easton Tier II
The reviewing planner for the Albemarle County Department Community Development will
recommend approval of the plan referred to above when the following items have been
satisfactorily addressed. (The following comments are those that have been identified at this
time.,Additional comments or conditions may be added or eliminated based on further review
* [5.1.40(c)(4)] Reference tree
o Sheet C-2D shows that the tree-protection fencing should be at the dripline
of the trees. However, Sheets C-2 and C-2A show that the fencing, as well
as the gravel access road and the limits of the access easement, extend
within the dripline of the reference tree. Please revise the plan to show
these features outside the dripline of the tree.
o The fact that the access road and the turnaround area are shown under the
dripline of the reference tree implies that grading work for the road will
extend farther under the reference tree. Please show the limits of grading
and revise where necessary to keep grading (and vehicular use of the
turnaround area) outside the dripline of the reference tree.
* [5.1.40(c)(4)] Tree#1040, a 12-inch cedar, is shown as overhanging the
compound. Please clarify whether this tree is to remain or be removed.
[5.1.40(c)(4)] Tree#1058, an 18-inch ed Maple, is directly adjacent to the
proposed fence. This could jeopardizethe Survival of the tree. Please either
redesign the fence to decrease the impacts on the root system of the tree, or flag
the tree for removal.
[5.1.40(c)(4)] Two trees directly north of the monopole are shown on Sheet C-1A,
but are neither numbered nor marked for removal. If these are the dead cedars we
observed on the site,please mark them for removal. Otherwise,please identify
them and show whether or not they are to be removed.
* Approval will not be issued until after the approval of a certificate of
appropriateness for development in the Entrance Corridor by the Architectural
Review Board.
