Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] Comments to be addressed with the Final Site Plan submission: 2. Address the following: i) Comment response letter states this will be addressed after plat is approved, which is appropriate. However, the lines can be added to the labels ahead of time so that wording and location can be reviewed and confirmed. "DB PG " (with blanks/underlines in Place of the numbers) is usually added at this stage. Rev. 3: Please update Sheets C4.0, C5.0 and C6.0 so that the callouts for the New Conservation Easement and New SWM Facility Easements reference both DB 5551pages 265-272 and DB 5559 pages 744-751. j) The temporary construction easement and access easement have already been recorded (and addressed. k) Rev. 2 [NEW COMMENTI: Revise the existing conditions sheet to label each easement that is to be vacated as "To Be Vacated". Also, ensure all easements to be vacated are no longer shown on the Proposed sheets. Rev. 3: Comment addressed. Address the following: f) Rev. 1 New Comments Revise the labels in the site plan, for all "proposed easements", to include the Deed Book and Page number for all newly recorded easement plats prior to final site plan approval. Also, revise the labels to say "New" instead of "Proposed. Rev. 2: Comment not vet addressed. The access easement has alreadv been recorded (and submitted). Therefore that information is already available and should be added Rev. 3: Comment addressed. 8. [32.5.2(n)] Existing and proposed improvements. Address the following: g) Show all street/accessway signage on the plan, ensure it is shown on the layout and landscaping sheets, and ensure there are no conflicts with landscaping. FINAL: Comment not yet fully addressed. Please get any clarification on required signs from engineering. In reference to this comment, show all existing and proposed signs in the Landscape Plan sheet and ensure that there are not conflicts between the signage and the landscaping. Show all street/accessway signage on the plan, ensure it is shown on the layout and landscaping sheets, and ensure there are no conflicts with landscaping. Rev. 2: Please clarify, will there be no stop signs Placed at either entrance. If stop signs will be located at the entrances, they should be shown on the site plan and all conflicts avoided h) Rev. 2 [NEW COMMENT]: Please remove the monument sign, and the landscaping directly irectly related to it, from the site plan. This comment was directed towards traffic signage although that may not have been clear. Monument signs, and business signs on the building, are approved in a separate Process and should not be shown on this sit plan. Rev. 3: Comment addressed. 9. 132.5.2.(e), 32.5.2.(p) & 32.6.2(j)] Landscape plan. A landscape plan is required in the final site plan that complies with section 32.7.9. A landscape plan was submitted but requires additional information for the final site plan. Such information should include, but is not limited to, the following: g) Include in the site plan a filled out, signed, and dated conservation checklist. FINAL: Comment not yet fully addressed. Ensure that the owner of the site also signs the Conservation Checklist. Rev. 1: Comment not yet fully addressed. Once the ownership has transferred ensure that the owner of the site also signs the Conservation Checklist in the appropriate location. Rev. 2: Comment not yet addressed. Record plat for SWM facility easements, Access, Temporary Construction, Foresl/Open Space, Drainage easements needed prior to FSP approval. Revisions related to conditions regarding air machine and vacuum station equipment color (from correspondence on March 16, 2021) and the architectural design of the store building (from ARB action letter on 3/1/21) are still outstanding. The applicable conditions are listed below: 1. Revise the color of the air machine and vacuum station equipment to one that is recessive, i.e., one that will reduce visibility and blend with the surroundings. 2. Eliminate the stone above the base at the southwest comer. Lower the comice height to match the main wall height. 3. Eliminate the stone above the base on the west elevation. Lower the cornice height to match the main wall height. 4. Revise the south -facing elevation of the southwest comer to compose the service door, awning, grease storage, and glazed opening to relate to each other with a coordinated appearance. The use of a single Mapes canopy may be appropriate. Explore shallowing the water main going down the hill. Refer to snip below of profile. I'm scaling off of the PDF, but it looks like there would be adequate cover along the hill side if a bend is added.
