Dear Ms. Cooper:
I have reviewed your letter requesting and justifying a 20% parking reduction based on
shared parking for this proposed development. Kinmydetermination inaccordance
with Zoning Ordinance Section 4.12.10 Shard Parking, that the overall reduction of 20%
is justifiable based on different peak parking times for residential versus commercial
uses onsite.
The parking study you provided based onthe current usage o/the shopping center is
uu*(u| is showing that them is significant oum|uo parking in the existing parking lot. We
also know from |T.E. Manuals and the like, that residential and commercial uses
generally have different peak parking demands. Furthermore, this development is
located inanarea nfCrozet which experiences some shared parking with nearby uses
uowell assome amount ofnon-vehicular traffic.
I understand that the plan may continue to propose the provision of the full parking
requirement. Bythis shared parking determination, this will result inazn%surplus of
parking and will not exceed the maximum number nrspaces allowed. This surplus will
then baavailable mserve future development beyond that which |oproposed with the
current plan.

If you are aggrieved by this determination, you have a right to appeal it within thirty (30)
days of the date notice of this determination is given, in accordance with Section 15.2-
Official Determination — Permission for Shared Parking at Crozet Station (SP -2007-026)

2311 of the Code of Virginia. If you do not file a timely appeal, this determination shall
be final and unappealable. An appeal shall be taken only by filing with the Zoning
Administrator and the Board of Zoning Appeals a notice of appeal which specifies the
grounds for the appeal. An appeal application must be completed and filed along with
the fee of $120. The date notice of this determination was given is the same as the
date of this letter.
