Please let me know if you need additional information. Engineering Comments 1. Notes: SUB202100045 (Drillers Lane Final Plat): a. Improvements shown on approved Road Plan, SUB201700197, RP-4, are complete (see 6/26/2020 Pictometry2 satellite image, below), including building, pavement, site parking entrance, etc. Constructed improvements were approved with SDP201800076 (sheet C-201), Minor Amendment, Approved 5/30/19. ✓ Sheets 1-3: Improvements shown. b. Items at La. are approved with WPO201800033 (sheet C-4111, Approved 4/11/19. ✓ Comment noted. 2. Sheet 1: a. Revise to include existing improvements, including 8,000 SF building approved with SDP201800076 MIA, site entrance, access, and parking on parcel 21A3. ✓ Sheet 1: Improvements shown. b. Note: Site access constructed with SDP201800076 does not match alignment of existing 40' private access easement, bk.-pg. 5166-651. ✓ Alignment of 40' private access easement matches with the existing Drillers Ln access road. c. Engineering is not positioned to research or evaluate whether the existing 40' private access exists as a requirement of creating Lot 1 and Lot 2 (parcels 21A2, 21A3), and defers to Planning, but simply notes access improvements constructed with approved MIA and WPO are inconsistent with site access along recorded 40' private access easement CL. ✓ Comment Noted. d. Notes: i. County GIS indicates TMP 03100-00-00-021D has no frontage, and is owned by 4F LLC, which also owns 31-21A. Engineering is not positioned to advise, but it appears that without future subdivision, should Parcel 21D be sold, there is no lot access to 21D. It may be prudent with this plat to ensure TMP 03100-00-00-021DO has public or private street frontage. Engineering defers to Planning. ✓ DB 447-443 & DB 990-206 attached. These show access to TMP 31-21D using an entrance road to access the lake. This road follows along the property line of TMP 31-21D. Page 1 e. Revise plat title to include boundary line adjustment since parcels 21A, 21A2, 21A3 each gain area (see area summary tables) with vacation of Ex. Public RW. ✓ Plat of vacation is the correct title. f. While N arrow on vicinity map is accurate; N arrow on graphic plat image is incorrect and should be rotated counterclockwise. Please revise N arrow on graphic plat image. ✓ Sheet 1: North arrow revised. 3. Sheet 2 a. Revise N arrow. ✓ Sheet 2: North arrow revised. b. Plat may not be recorded prior to Private Street Authorization approval. Engineering recommends Private Street Authorization for Drillers Lane public RW vacated by sheet 1 of this plat. ✓ Comment noted. c. Revise to show existing improvements on parcel 21A3. Also, review item 2.a., above. ✓ Sheet 2: Improvements shown. d. If Planning advises it is needed or required, provide site access to Lot 21D with this plat. ✓ Comment noted. 4. Sheet 3 a. `Corrected Variable Width SWM Facility Easement' will not have effect of vacating portions of existing (recorded) SWM Facility Easement. Show existing variable width SWM facility easement to be vacated. Delete reference to `Corrected Variable Width SWM facility easement.' Label new easement `New Variable Width SWM facility easement.' ✓ Sheet 3: Easement now shown to be vacated, with a new easement added. No more corrections. b. Similarly, do not provide easement line or easement curve table corrections. Provide line - curve data for new variable width SWM facility easement depicted. Approach taken appears to correct values, when in fact all values for one of the SWM facilities change. Also, item 4.d., below. ✓ Sheet 3: Line and curve tables adjusted to only provide new easement data. c. Provide deed bk.-pg. ref. to existing SWM facility easement vacated with this plat (bk.-pg. 5166-651) as was done for existing variable width public drainage easement and existing 40' private access easement. Images below. ✓ Sheet 3: Deed book and page provided. d. `Corrected' v. Existing variable width SWM facility easements: Linelcurve values of Ex. Var. Drillers Lane is ineligible for acceptance into the State Highway System since the four parcels it serves do not meet the requirement in 24 VAC 30-92-60 Paragraph B le for "...varied proprietorship." ✓ Comment noted.
