Charlottesville, VA 22911 (the "Property"), Owner - LTD Hollymead LLC, 1564 Crossways Blvd,
Chesapeake, VA 23320

In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
1. The Property is zoned Planned Development - Mixed Commercial (PD-MC). The
permitted uses of the property are provided in the Code of Development associated
with ZMA200100020, approved August 6, 2003. The property is subject to the
Entrance Corridor ("EC") Overlay, and the Airport Impact Area Overlay Districts as
described in Section 30 of Chapter 18 of the Zoning Ordinance.
2. The hotel ("Current Use") at 3060 Laurel Park Ln is a by right use within the Planned
Development — Mixed Commercial zoning district, and a use provided in the Code of
Development for this parcel.
3. The Property and Current Use are still under construction as a Certificate of
Occupancy has not yet been issued, however, the proposed use shown on Site Plan
SDP201600072, approved January 9, 2018 does not violate any existing Zoning
Ordinance regulations.
The setbacks for the Property are established in the Code of Development
associated with Zoning Map Amendment ZMA200100020 and shown on the
approved Site Plan SDP201600072 as being within 0-1 O' of the sidewalk. The
approved plans for the Current Use meet these setback requirements.
5. There are currently no records of any pending condemnation proceedings associated
with the Property.
6. There are no variances associated with the Property.
