Please find enclosed for your review, three(3)sets of the revised Final Subdivision Plat. These
plans have been revised to address the Final Plat comments dated October 18,2017. They also
include a number of changes as have been discussed with Collins Engineering.
General Comments

As per conversation,scale has been left at 1"=100' Since there are many less easements
with this submittal it is much more legible.
[14-303(G)] Clarify ownership of common areas. Is open space to be retained

All open space is to be owned by the HOA with Greenway easement and

VDOT Comments:
• The Route 29 Improvements Plan (SUB201600196)for the entrance of this site
and the Road Plan (SUB201600112) have not been approved at the time of this
letter.
Waiting on approval.
VDH Comments:
• In regard to the existing home at 4005 Seminole Trail (not shown on plat) I
have been unable to locate any records on septic or wells in our files. However,
consistent with the creation of new residential lots, I recommend that prior to
approval of the creation of any residue lot,the locations of existing well(s),
existing drainfield area,and reserve drainfield area be identified and added to
the plat.
Lot is served by public water. Drain field information was prepared by
the soil engineer and submitted under separate cover. VDH approval on
2-28-2018.
Also, the following is a brief narrative of the changes made to the plat since last submission:
Lewis and Clark Drive has been removed from this plat. A temporary access easement has been
provided for access to the site and for access to the public green way and floodplain areas. The
individual lots,private access easement,ACSA easements and sight distance easements have been
eliminated from this submission. The limits of the open space and SWM, Forest& Open Space
Easement areas have been adjusted. Please note also that the survey firm has changed due to a
company merger.
