Thank you for your comments dated May 27, 2021, on the above referenced project. Below are our responses to the
comments on the final site plan.
A. General — Bill Fritz

4. "100YR FLOODPLAIN" labels have been removed.
5. This plan requires a LOMA not a LOMR, which is under review with FEMA. The original open span
bridge was replaced relatively recently with quad boxes by VDOT. These quad boxes have either the
same or restricted area of flow and would have been analyzed by VDOT before they installed it. This
means that the same or less flow would be in the stream at our property which is downstream of the
quad boxes. We are not affecting these quad boxes and are not analyzing them as a part of this plan.
6. It seems this comment will persist until the LOMA is approved and the updated FIRM revises the
project outside of the floodplain, and subsequently outside of the FH overlay. (30.3.2 "The Flood
Insurance Rate Map, including all of the special flood hazard area zones designated thereon, is hereby
adopted as the zoning map of the flood hazard overlay district")

12. LOMA was submitted to Albemarle County Floodplain Admin and since then we have received
comments from FEMA on LOMA application. We have addressed those comments and resubmitted
to FEMA. These updated sheets have also been uploaded to the Floodplain Admin.

17. One way traffic sign has been added to the southwest corner.
18. A typical section for faire apparatus is 2" SWM-9.5 over 8" of stone. This section exceeds this by also
including 3" of BM-25 over 5" of stone.
19. Grades have been adjusted to a maximum of 5%for the parking lot.
20. Typical length for those 4 spaces has been added.

4. Callout on Sheet 3 specifies a wooden picket fence for screening mechanical equipment. No chain link
fence is proposed around mechanical equipment.
5. Quantity of pole lights shown in the luminaire schedule are coordinated with the lighting plan.
6. Lighting plan has been revised to show that all new and moved light fixtures meet all ordinance
requirements.
7. The lighting plan has been revised to show the pole mounted light fixture is full cutoff. A column has
been added to the schedule to provide color temperature information.
8. Cut/Fill narrative and calculations have been added on sheet 4.
9. The two London Plan trees cannot be moved to the east of the stormwater management facility as
they would be within the emergency spillway of the detention basin.
10. The sediment trap label has been updated as requested.
11. The anti -vortex plate is checked on the trash rack detail. See sheet 14.
12. A detail has been added to the plan for the baffles. See sheet 4.
13. The spillway for Sediment Basin 1 is stone. A note has been added to the detail on sheet 10.
14. Outlet protection dimensions and stone size information has been added to sheet 10.
