Below are our responses to the remaining comments on the site plan. Engineering (Emily Cox): 1. Comment acknowledged. Approval for work in the streams and floodplains will be provided to Albemarle County. 2. Approved WPO plan number has been labeled on the cover sheet. 3. Linework on the plan sheets has been revised; R/W shown on the back side of the asphalt trail. 4. Topography has been field verified and the cover sheet topography note has been updated. S. Greenway has been shown and labeled on the relevant plan sheets. 6. Proposed street and stop signs have been shown and labeled on Sheet 6 and 12. 7. Landscaping plan has been included with the revised plan set. 8. Proposed intersection sight distance lines and profile have been included in the revised plan set. 9. ADT and pavement design has been shown on Sheet 9. Planning (Cameron Langille): 1. Existing parcel lines and parcel information have been shown and labeled. Cover sheet notes have been updated to reflect the additional parcels. 2. Comment acknowledged. Callouts have been revised to point to correct symbology. 3. Proffer narrative has been included on the cover sheet. Relevant text and exhibits have been highlighted on Sheets SA and 1B. 4. The Montgomery Ridge HOA has not agreed to the extension of the SO' asphalt path. 5. Landscaping plan has been included in the revised plan set. Tree and shrub species used in the buffer have been selected from the Albemarle County Recommended Plants List. A landscaping schedule and canopy calculations have been included with the landscaping plan. 6. No primitive trail construction is associated with this road plan. Primitive trail network will be installed with the future development of Brookhill. VDOT (Max Greene): 1. Handrails have been shown and labeled, where required, on Sheets 5 and 6. Handrail detail has been shown on Sheet 9. 2. 10' transition has been shown and labeled on Sheet 6 at the CG-6 terminus. 3. Pedestrian maintenance agreement will absolve VDOT of any liability of the safety of pedestrians using the tunnel and will include the maintenance of the culvert, riprap outlet protection, as well as safety features. In addition, a berm was added to the grading plan in this area to prevent small storm events from flooding the pedestrian tunnel. 4. Length of riprap apron for the outlet of the S'S' dual culvert has been shown and labeled as 25' in length. 5. Box culvert labels have been revised. 6. Drainage easement revised to fully encompass the double box culvert and related wing walls and riprap. 7. Waterline depth notes have been revised on the profile sheets. S. Current 2020 R&B Specifications have been referenced. 9. Waterline depth and separation notes have been revised on the profile sheets. 10. Pedestrian tunnel profile on Sheet 14 has been revised to include a label in reference to the required 8" minimum excavation and bedding material under the structure. 11. Polo Grounds road profile on Sheet 12 has been revised to accurately depict the double box culvert. 12. Details have been added to Sheets 17A and 17B for the pedestrian tunnel and double box culvert. 13. A design waiver will be required, due to the limited clearance of the tunnel under Polo Grounds Road. 14. Current 2020 specifications have been referenced on the revised plans.
