I had 4 attachments, which, apparently, was more than the system would take. I will send these 2 small ones first; then each of the larger 2 in separate emails. Christopher: Thank you again for your timely response. I.am a little confused with #11, the soil-evaluation and septic system— and what I may still need to do. Attached are what I received from the County (poor quality when received) as regards the existing septic system on the property for the house I am living in (and will remain in after the Family Subdivision). My dates may not be exactly correct; however, the original house (1754) was added onto in 1960 and again in 1999. I believe with the second addition an additional tank and a new drainfield were added and the Department of Health certification(s) are attached. Is this sufficient for the existing house? I would think so since this was approved already. I have also attached copies of the two soil evaluations conducted for the Family Subdivision. One was billed to my daughter for where she and her husband will build their house (Rivanna Soil Consulting 20200128); then, after being told that I also needed a perc test for the lot being given to my son, Ben, even though there are no plans to build at the present time, I had a second perc test conducted (Rivanna Soil Consulting 20200401), which report shows both drainfields. Are these sufficient? It was my understanding that, as a family subdivision, I was not subject to road improvement requirements that would normally apply to a division of land. Am I mistaken on that? Family subdivisions are held to a lesser standard for private streets pursuant to Section 14-412. Namely you will not be required to upgrade the entire private road to standards of a road that serves 6 or more lots which must meet VDOT standards for a public street);.however, the one caveat to this is the entrance onto a public road, which still must meet VDOT standards and if needed may need to be upgraded to meet their standards prior to plat approval, we will see what VDOT says once they review it. The existing entrance may be adequate and not need an upgrade. 11. [14-309 & 14-310]: I have today reached out to a company to get that accomplished. 12. We have contacted my daughter's builder for a contractor for that should VDOT provide a requirement to improve the entry point. The plat was forwarded to VDOT, pending their review. Since I actually submitted the application in-person at the CDD office last week, I would have thought that they would have provided a copy directly to you for review. In any event, please find attached a copy of the application, minus a copy of the check I used to pay the Tier 2 Groundwater Review (since I was in the CDD office I did not make a copy) or the online payment of the $742 fee (if you need that please advise and I can send it). ALSO, please note that on the plat of the proposed division into 3 lots, the parcel I will retain 21.07 acres; Lot 1; and Lot 2—that a septic drain field for Lot 2 is not provided in - the original submission. That drain field has now been located and Commonwealth will be-providing me with a supplemental plat to show the location of the septic drainfield on Lot 2—which I will forward upon receipt. Please do not hesitate to contact either me or Melody with any further questions. As an additional question to you: Presuming everything is in order, do you have a sense of about how long it might take for the County to process and finalize action on this application?
