What I understand from Jason Kyser is that he needs the big printed out page (not a fax or 8x11) and then he copies a small section of that for each lot and attaches what he needs to prepare to that. I can come by and get that and then get it to Jason; or, you can call Jason to let him know it is ready; whatever is the best/easiest/fastest way to get it to him. THANK YOU GUYS SO MUCH for everything. It has been a pleasure working with you on all the surveying you did—both before and all you have done with this Family Subdivision. I met with the contractor who is handling the VDOT work (he filed for a VDOT permit and paid the Bond) and the subcontractor he has hired to do that... Hopefully that will all be completed soon and I can get everything to you before too long. To my understanding the two remaining items are: i • I VDOT —I have hired the contractor for my daughter and son-in-law's home to take care of that as he has experience in this type of situation. I am waiting to hear back from him on its resolution. I had the area surveyed and it is basically just trimming back branches. Drain Fields —I have spoken with Jason Kyzer, who did the work; and, I do not know why he did not give me the complete paperwork for the two lots being divided out; and, I am just waiting on him to come back out, find a secondary drain field on the acreage I am retaining and completing the paperwork. Once 'that is done, Commonwealth Land Surveying will complete the plats. I just wanted to update you on what is happening. Per Travis's email the existing structure (located on the residue lot) only has a primary - drainfield. It will need to be upgraded to provide a reserve drainfield location. This will require soil work be provided locating the reserve area. The other two lots also need soil work provided which locate a primary and reserve drainfield location on each lot. In Travis's email he states that before he can review the proposal he needs a complete subdivision package and that the documents provided did not constitute a complete subdivision application. Please work with your soil consultant to remedy the deficiencies and then resubmit the required documents to me. [14-309 & 14-310] Soil Evaluation, it states: EITHER provide documentation of previous Health Department approvals that each existing primary structure has both a primary & reserve drainfield on the lot is (sic) serves. OR Provide the results of percolation tests or other methods of soil evaluation used to determine the suitability_of the soil for septic systems with conventional drain fields for each lot, so that the agent can forward them onto the Health Department for review and approval. I provided both the previous Health Department approval of the currently in use drain field for "each" (i.e., the only) existing primary structure; AND the suitability of the soil for septic systems with conventional drain fields for the two new lots. It appears that the "OR" has been changed to an"AND." Had I not provided the information for the existing structure, and complied with the "or" it would appear that I had met the requirements. If required, I will do it (another $585 expense); but, that requirement now seems inconsistent with the previous "or" language. NOW I think I have submitted everything; and, we are just waiting on VDOT review. Correct. I received the County Attorney review and he approved the restrictive covenants and the lenders paperwork. Please submit signed and notarized copy of the restrictive covenant. Thanks 1 Question: If you can answer it.. IF VDOT says that improvemeinz need to be made at the entrance point off of Secretarys Rd., would that be within a highway easement so no permission would be required; or, would I be at the whim of the property owner who owns 115-8A (the property where the gravel lane comes off of Secretarys Rd.)? I can't answer that at this time as I don't have VDOT's review. But you are thinking on the correct lines of the various possibilities. This document and the lending institution's letter have been forwarded to the County Attorney for review. I previously sent to you the information re the septic system requirements —please advise when you are able if that is all that is needed. Please submit this information and I'll forwarded it to VDH for their review. Unless I am missing something, I think the last piece will be the VDOT determination. We have contacted my daughter's builder for a contractor for that should VDOT provide a 2 requirement to improve the e11LIy point. The plat was forwarded i i VDOT, pending their review. Namely you will not be required to upgrade the entire private road to standards of a road that serves 6 or more lots which must meet VDOT standards for a public street); however, the one caveat to this is the entrance onto a public road, which still must meet VDOT standards and if needed may need to be upgraded to meet their standards prior to plat 4 approval, we will see what WILJT says once they review it.
