Thanks for your comments on the Sudduth project.
1. Please see email below from Francis MacCall, dated February 27, 2020.
We contacted Francis prior to preparing this plat. He confirmed that we could prepare the plat this way
since Parcel 14 was under a different ownership.
Please contact Francis and/or Bill Fritz for any further confirmation.

I meant to send this yesterday.
I confirmed with Bill that you can submit all of the properties and divisions with one application Paying the
largest of the fees. That looks to be the Rural division which includes the groundwater fee as well. Make sure
you also provide the necessary maintenance agreement for the private street so that it can be reviewed
properly.

2. These parcels are all under the same ownership, except for Parcel X, containing 1.02 acres. The acreage of
each adjustment under the same ownership is not applicable since the plat shows the total acreage of each
lot.
3. Ok.
4. Ok. Blue Ridge Soil Consulting, Inc. should be providing the soils reports.
5. Ok.

Subject: SUB202000076 Charles G.Sudduth III—Rural Division and Boundary Line Adjustment
The County of Albemarle, Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-232(A),'14-234(C),14-234,14-232(B)(2)]Private streets cannot be approved through a boundary line
adjustment.Omit the private street from the revised TMP 22-14 and instead provide a private access easement in
its place.
If this is not your intention and you tidy seek a private street,you will need to do a two-step procedure by
combining portions of TMP 22-9,TMP 22-14 and parcel X on this plat,then recording it and then submitting a
two-lot subdivision with a private street.
2. [14-303(A)]Provide the acreages of each'tract Oland being swapped through the various boundary line
adjustments.
3 [14-316]Approval of entrance onto public streets Submit evidence that the entrance of the principal means of
access for each lot'onto the existing public street complies with Virginia Department of Transportation standards.I
recently forwarded the plat to VDOT for review.Once their review comments are received.I'll forward them to
you.If you have already obtained this documentation please provide it to staff.
4 [14-309&14-310]Soil evaluations, Health Director Approval of wells acid septic systems. Each lot shall be
provided a primary and reserve drainfield location approved by the Health Department.Approval by the Health
Department is required before the plat can be approved.Please submit the soil work for each lot and I'll forward it
to the Health Department for their review
5. [County Policy]Prior to plat approval provide signed and dated plat from the Orange County Official.
Staff has provided references to the County Code.The Code is kept up-to-date by the County Attorney's office and
may be found at www.albemarlc.org/countycode.In accord with the provisions of Section 14-229(B)of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six(6)months after the date of this
letter,then the application shall be deemed voluntarily withdrawn.Please contact Christopher Perez at the Division of
