Turn Lane Warrant Analysis
Dear Mr. Moore,
Please find attached a warrant analysis for Albemarle Business Campus — Block 1. The final site plan
proposes 128 multifamily units, with an entrance on Route 875 Country Green Road. This multifamily
development is part of a Neighborhood Model District, Albemarle Business Campus. However, as the
residential portion of the development is located on one side of Route 780 Old Lynchburg Road, while
commercial and office uses are on the other, this turn lane warrant analysis treats the residential use as a
separate entity.

• Warrant Analysis Exhibits
The attached analysis shows that turn lanes are not warranted for the residential portion of Albemarle
Business Campus.

1. VDOT 2019 Traffic Data
The following table provides VDOT 2019 traffic data on the 0.31-mile segment of Route 875 from
Route 631 Old Lynchburg Road to Route 781 Sunset Avenue Extended. The speed limit on Country
Green Road is 30-mph.

2. ITE Trip Generation Summary
The following trip generation was provided by ITE Trip Generation, 10'h Edition. From the estimated
trips into the site, it is assumed that 80% of turns would come from the 51 Street and Old Lynchburg
Road direction and 10% of trips would come from Sunset Avenue Extended.

The evening scenario was analyzed as the highest number of right and left turns occurred in the
evening.

With the existing background traffic and the new trips generated by the new multifamily units, turn
lanes are not warranted.
