RE: Response Letter 41 for SDP2020-66 Albemarle Business Campus —Initial Site Plan
Albemarle Business Campus: Multifamily
Dear Adam,
Thank you for your review of the initial site plan for Albemarle Business Campus. This letter contains
responses to County comments dated December 18, 2020. Comments resolved with SDP2021-22
Albemarle Business Campus: Self -Storage are sttuek through. Our responses are as follows:
1. Provide distances to nearest entrances or intersections on all State Routes,
RESPONSE: Distances to nearest entrances/intersections are provided on the site plan.
2. Provide Turn Lane Warrant for all State Routes and entrances.
RESPONSE: Comment received. Turn lane warrant analysis for the multifamily portion has been
provided with this submission.
3. Remove trees within 30' of intersections per B(1)-44 REM.
RESPONSE: For the self -storage block, trees are not proposed within 30' of intersections.
4. Please show mill and overlay on plans in accordance with WP-2. Show limits of mill and overlay
to adjacent travel lane. Also, please add the WP-2 detail to the plans.
RESPONSE: Approximately 968 SF of mill and overlay is proposed and now shown on the site
plan. The WP-2 detail is now included as well.
5. Please provide an MOT plan in accordance with the Virginia Work Area Protection Manual.
MOT plan should be on a separate sheet and designed for this project, include the proposed mill
and overlay phase of construction.
RESPONSE: An MOT plan has been included with this submission.
6. Landscaping plants and trees adjacent to the sight distance triangle will need to be maintained in
area between 2 and 7 feet above ground as a clear zone to preserve sight lines and accommodate
pedestrians.
RESPONSE: This note has been added to the landscape plan.
7. Pavement designs for areas and entrances in the R/W shall be developed using the Pavement
Design Guide for Subdivision and Secondary Roads in Virginia and must be based on in place
material at the time of construction.
RESPONSE: Comment received. A note ensuring this requirement has been added to the cover
sheet.

8. Provide intersection sight distance lines and profiles in the sight alignment.
RESPONSE: Sight distance information is provided with this submission.
9. Please show and identify traffic control signs.
RESPONSE: Comment received. One stop sign is proposed at the entrance of the site.
10. Please include a note stating "VDOT will only maintain within drainage easements to the extent
necessary to protect the roadway from flooding or damage."
RESPONSE: This note has been added to the cover sheet.
11. Please include a note stating "A Traffic Maintenance Plan (TMP) is required to obtain a permit to
work within VDOT Right of Way. The TMP shall be prepared by an Advanced Work Zone
Certified person, certification card and verification number is required on the TMP submittal."
RESPONSE: This note has been added to the cover sheet.
12, Note that the final plan must show conformance with the VDOT Road Design Manual
Appendices B(1) and F, as well as any other applicable standards, regulations or other
requirements.
RESPONSE: Comment received.
13. Please provide a comment response letter with each submission after the initial.
RESPONSE: A response letter will be provided with each submission.
