The plat has been revised to address the comments from Christopher Perez received on November 7,2019
in accordance with the following:
1. [14-302(B)5] Zoning Classification. Add the Entrance Corridor(EC)to the zoning overlay.
Response—Added note#17.
2. [14-302(A)10] Right of Further Division of Proposed Lots. Note#16 is incorrect. I offer the
following revised note: "Tax Map/Parcel 62-31 A is retaining 1 development right and may not be
further divided. Tax Map/Parcel 62-24B is retaining 1 development right and may not be further
divided.
Response—Updated note#16.
3. [14-309& 14-310]Soil evaluations;Health Director Approval of Wells and Septic Systems. Prior
to final subdivision plat approval each lot shall have a primary and reserve drainfield location and
individual well approved by the Health Department. The drainfield exhibit was forwarded to the
Health Department for their review/approval. See attached review comments from the Health
Department.
Response—Property owner hired Flynn Farm and Estate Services,LLC to located existing
drainfields.Roudabush,Gale and Associates to locate marked drainfields.RGA created a
new"Dranfield Exhibit"to show drainfield locations from field located points.
4. [14-316] Attached is VDOT's review and approval of the request.
Response—VDOT finds the BLA as "generally acceptable."
5. [18-6.1, 18-6.4(E)] To ensure the Boundary Line Adjustment(BLA)requested under
SUB201900149 would decrease the total nonconformities of the Property and may be pursued
under Albemarle County Code 18-6 1 staff requested the Zoning Administrator conduct an
official determination of the parcels. It was determined that due to the favorability of decreasing
the total number of nonconformities, and the favorability of reducing the potential of an
additional nonconformity,the proposed BLA may be permitted under 18-6.4(E),provided it
meets all other County requirements. We are notifying the owner of the Letter of Determination
(LOD)that was requested in order to be able to review the subdivision application.
Response—Awaiting further response from County.

The intent of this Boundary Line Adjustment Plat is to move the existing boundary line so that the
residence and parking area partially on TMP 62-31A is solely on TMP 62-31A. The parcels are
zoned RA—Rural Area,requiring the parcels to be at least 2 acres to conform to code.TMP 62-24B
existing area is 2.577 acres,TMP 62-31A existing area is 0.898 acres. I hope to keep TMP 62-24B
within code at 2.000 acres and combine the remaining 0.577 acres to TMP 62-31A,making TMP 62-
31A total area 1.475 acres.We started with TMP 62-24B as a conforming lot and TMP 62-31A as a
non-conforming lot, and end as the same. The new boundary line would allow the two different
residences as well as their parking areas to be on two separate parcels,however, after uncovering the
dramfields of both parcels we discovered that the drainfield for TMP 62-31A pushes beyond the
Proposed New Property Line. To allow access to the dramfield area that goes over this property line
I have added a New Private Drainfield Easement.
