Division of 2 acres off of 68 acres Tim, For a 2-lot subdivision relying on road frontage from a private street,which is what this one appears to be,you would need the easement to be a minimum of 30' and.labeled"30' private street easement"and the private street shall serve only these two lots (the residue and the newly created lot).The private street would be required to be shown all the way to the public road. If this new private road is extending a previously approved private street it will be required to go to the Planning Commission for review/approval, additionally it may required to be upgraded based on how many lots it serves. I want to be clear that with this discussion I have not done any of the required research to determine if the"existing 20' easement"is an existing previously approved private street serving TMP 136-9D and TMP 136-9D1. Such research will take place once an application is submitted.
