Planning (Tori Kanellopoulos): 1. [14-302(A)(4)] Public easements. Deeds/maintenance documents are required for these easements. Templates will be sent to the applicant to be completed. 2. [14-302(A)(4)(5)] Easement information. If SUB201900106 has been recorded, the access easement for the special lot(road)should be shown on the plat, with the DB/PG. 3. [14-302(A)(11)] Instrument creating property. SUB201900106 was approved on March 5, 2020 and resulted in boundary line adjustments (and a new parcel for the private street) of TMP's 32-18, 32-18A, and 32-6R. However, the most recent DB/PG references for these parcels do not appear to be shown on the plat. Has SUB201900106 been recorded yet? The parcel boundary lines have not been adjusted in the County's GIS system yet. 4. [14-302(B)(5)] Zoning. Include that all parcels are within the Entrance Corridor zoning overlay district. 5. [14-303(A)] Signature information. The paragraph under 'Owner's Approval' for the signature block includes TMP 32-6R. However, this parcel does not appear to have improvements shown on it for this plat. This parcel also has a different owner in GIS, and therefore would require an additional signature block. 6. [14-303(A)] Signature information. This paragraph also references that this plat is a 'boundary line adjustment', however that does not appear to be shown on the plat. Please clarify. 7. [14-303(D)]Acreage. The acreage information provided matches the current information in GIS, however the approved plat SUB201900106 shows the adjusted acreages. Please clarify. 8. [Advisory Comment] Ensure that the final site plan (SDP201900047) exactly matches the final approved version of this easement plat. The Deed Book/Page of each easement must also be shown on the final site plan.
