To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
The Property is zoned C-1, Commercial. The permitted uses of the Property are
provided in Section 22 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor and Airport Impact
Overlay Districts described in Section 30 of the Zoning Ordinance.
The Property is subject to Site Development Plan, SDP1985-00056, dated December
1985. The Property does not appear to comply with the landscaping requirements
identified on the site plan. Some landscaping appears to have been removed. The
landscaping should be replaced per the site plan. If any proposed change is to be
deemed in compliance, then an amendment to the site plan must be submitted for
review by staff for compliance with the site plan regulations with the landscaping then
installed.
• The applicable setbacks on the Property are listed in Section 4.20 of the Zoning
Ordinance.
In the event of casualty, the Property may be rebuilt substantially in the same form upon
satisfaction of all nonconforming regulations, required building permits, and site plans,
as applicable.
• Copies of any relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, then a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen0albemarle.oro may be made. If the request is not based in Virginia, it will
take longer to fulfill.
