It is unclear which roads are being proposed with this plan and which roads are part of other Southwood road plans. Indicate which roads are proposed and which are being reviewed/approved under other road plan applications. Include the application number for the other roads. Please note, only improvements that are needed for the road should be shown on the road plans. Landscaping, buildings, etc are not approved with the road plans. 2. [32.5.7.9] Street trees cannot be placed on top of pipes. In addition, proposed easements may not permit trees within them. It is difficult to determine since only the utilities and not the easements are shown on the landscape plans. Show the utilities and easements so that it can be determined if the proposed landscaping is outside of the easements and/or permitted within the easements. 3. Highly recommend replacing the maples as street trees with another type of tree. These trees tend to have shallow roots and will lift sidewalks. 4. Curb ramps and sidewalk connections should be provided to allow pedestrian access to the existing Southwood and in multiple areas where it's currently not being provided at intersections or pedestrian access points. See screen shots below. Adequate pedestrian access is not being provided for people to cross the other side of the street when pushing a stroller, wheelchair, etc. or where pedestrian connections to recreation areas are proposed. 5. Sidewalks and street trees should be bonded prior to road plan approval. 6. Where there are conflicts with utilities, street trees should be provided in a landscape easement on lots, see areas below where there are no trees proposed.
