Please find our responses to the comments below in bold lettering. 1. The WPO amendment will need to be approved prior to site plan amendment approval. Acknowledged. 2. A road plan amendment will be required and will need to be approved prior to site plan amendment approval. Acknowledged. 3. Provide a detail of the fence to be used around the pond. Label the fence on sheet C4.09. Three -Board Fence detail has been added to sheet C3.04. Label has been added on sheet C4.09. 4. The maximum height of retaining walls per the Code of Development is 6'. The wall in the pond is shown as max 8'. Retaining wall has been revised to two walls, each with V maximum height. S. Per the Code of Development, residential lots are to be located outside of stream buffers, preserved slopes, and floodplains. This includes grading in the preserved slopes, which is also subject to 18.4.30.7. Per email dated July 14, 2021, a Critical Slopes Exhibit has been included in this submittal, showing revisions to the extents of critical slopes behind lots 35A & 35B, behind lots 38 & 39A, and at the dry pond. Additionally, the stream buffer behind lots 35A & 35B has been revised to reflect a 100' offset from the stream, as delineated in the topographic survey. A small retaining wall has been added behind lot 35A to avoid grading in the stream buffer. ENGINEERING I DESIGN I TECHNOLOGY Grading has been shown behind lots 2A, 28, 3, 4, 5, & 6A where the trail and drainage pipe encroach on steep slopes. It is our understanding that this is an allowable use in accordance with 18.30.7.4, subsection C for stormwater and subsection D for trails, which are allowed by right. Additionally, these impacts to the preserved slopes are the same as the approved plan dated 10/26/2020, which had the same trail and pipe alignment; please note that the impact of the pipe has been reduced from the approved plan, as the previously proposed 66" CMP underground storage pipe has been replaced with a 15" HDPE conveyance pipe. No revisions are planned for this area. We have included PDF copies of the plans and calculations for your review.
