RE: SDP Skyline Court on Lewis Mtn. Final Site Plan -
Revision dated 11/25/96
Dear Mr. Anhold:
I have reviewed the above-referenced site plan which was submitted on November 25,
1996. The following items need to be addressed before this Department can grant
tentative approval:
1. Revise Signature Panel to show line for Building/Fire Official; [32.6.6.f]
2. Provide copy of agreement with owner of any off-site easements necessary
for the development of the property, stating that they are willing to grant
or convey the easement required. This is in reference to the off-site
grading shown at the entrance to the site, and to the new access easement
for the ACSA; [Albemarle County Engineering Policy]
3. Label existing and proposed tree line; [32.7.9.4.c]
4. Revise name of owner in Note 1 on cover sheet; [32.5.6.a]
5. Revise present use from "wooded" to "vacant;" [32.5.6.a]
6. Revise page numbers to show sheet number together with total number of
sheets (ex. Page 1 of 5, etc.); [32.5.6.a]
7. Provide note regarding modifications granted by Planning Commission for
critical slopes and access aisle grades; [32.5.6.a]

8. Shade areas of existing critical slopes; [32.5.6.d]
9. Show access path or walkway to portion of site to remain wooded in order
to provide pedestrian access to passive recreation area; [4.16.1.4]
10. Provide detailed specifications for fence on top of the retaining wall along
the rear of the building; [Prelim. Action Letter - Condition of Critical
Slopes Waiver]
11. Submit Conservation Plan to this office to indicate that existing trees
beyond the limits of grading will not be disturbed. [32.7.9.4.a]
5. Plantings of low street shrubs are needed between the parking lot and the
public street, to be planted between the right-of-way and the parking area.
Shrubs for parking lots are to be planted in a single-row, 5 feet on center;
[32.7.9.7(c)]
6. Area equal to 5% of the paved parking and vehicular circulation area shall
be landscaped with trees or shrubs. Please provide figure showing
percentage of interior landscaping required and provided; [32.7.9.7.b]
7. On the south side of the site provide screening between parking area
adjacent to the R-15 parcel (TMP 76/2), screening shall consist of a
double staggered row of evergreen trees planted 15' on center, or a double
staggered row of evergreen shrubs planted 10' on center; [32.7.9.8 and
ZMA 95-23 - modification for grading in 20' buffer]
8. Provide tree canopy calculations. A 15% tree canopy is required for this
site with a canopy bonus of 1.25% where existing trees are maintained.
Provide figures for square footage of canopy per plant with totals for
required and provided square footage; [32.7.9.9]
9. Provide Schedule of Landscape Materials, showing Type, caliper/height,
number, etc. [32.7.9.4.a]
Please amend the plan to address these items and resubmit to this office. I
understand that you have not received tentative approvals from any other agency at

this time. Please call this office if you have any questions. At this time, I do not yet
know which planner will be assigned to handle this site plan upon my departure.
