This letter is to notify you as an adjoining property owner to property owned by Vivian Reae Porter
Sargeant, Trustee of the Thomas Jeffery Sargeant 2011 Irrevocable Trust, that a special exception
application has been submitted for a homestay.
PROJECT: SE202100031
PROPOSED: Request for 3 special exceptions to operate a proposed homestay within the existing house
at 7704 Rockfish Gap Turnpike: 1) Increase the number of guest rooms from two to five; 2) Reduce the
minimum 125' yard to the eastern side property line; 3) Waive owner occupancy to allow a resident
manager.
ZONING CATEGORY/GENERAL USAGE: RA Rural Areas
SECTION: 18-5.1.48(i)(1)(i); 18-5.1.48(i)(1)(ii); 18-5.1-48(i)(1)(iv)
COMPREHENSIVE PLAN LAND USE/DENSITY: RA Rural Areas — agricultural, forestal, and fishery
uses; residential uses at a density of 0.5 dwelling units/acre in development lots.

This petition will be reviewed at the ALBEMARLE COUNTY BOARD OF SUPERVISORS
MEETING ON WEDNESDAY, SEPTEMBER 15, 2021. Please be advised that due to the Covid-19
pandemic and efforts to maintain recommended social distancing, this will be a virtual meeting of the
Board of Supervisors.
Special exceptions must be acted on by the Board of Supervisors, and may be granted after notice to
abutting property owners and upon consideration of the following:
i. There is no detriment to any abutting lot
ii. There is no harm to public health, safety, or welfare
If you have comments or concerns regarding this application, please provide them to Rebecca Ragsdale
by so that they can be included in the Board's information packet. You may also provide comments on
the item during the meeting under Other Matters From the Public.
