The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [14-303(C),14-303(E)] Bearing and distance information. Provide the bearings and distances for the new boundary
line between TMP 101-8A and TMP 101-8 and the new access easement on TMP 101-9.
2. [14-302(A)(9)] Building site. Confirm whether a building site per Sec.4.2.1 exists on all of the subject properties (i.e.
TMP 101-8A, TMP 101-8, and TMP 101-9). If so, include the following note on the plat: "Parcels._, and the
residue of TMP -101-8 each contain a building site that complies with Section 4.2.1 of the Albemarle County Zoning
Ordinance." If not all of the parcels contain a building site per Sec.4.2.1, contact Planning staff for alternative
language.
3. [14-302(A)(10)] Development rights. State the number of development rights assigned to each parcel affected by this
plat (i.e. TMP 101-8A, TMP 101-8, and TMP 101-9). Per code Sec.14-302(A)(10), the plat is required to note the
number of lots, as assigned by the subdivider, into which each parcel maybe further divided by right pursuant to
Section 18-10.3.1. The plat can satisfy this requirement by including the following note for each aforementioned
parcel: "Parcel —is assigned [number] development rights and (may/may not) be further divided."
4. [14-302(B)(5)] Overlay districts. Include in the notes, the overlay districts that apply to each parcel (i.e. TMP 101-8A,
TMP 101-8, and TMP 101-9).
a. TMP 101-8A is subject to the Entrance Corridor and Flood Hazard overlay districts.
b. TMP 101-8 is subject to the Entrance Corridor and Flood Hazard overlay districts.
c. TMP 101-9 is subject to the Entrance Corridor overlay district.
5. [14-302(B)(10)] Stream buffers. Stream buffers exist on TMP 101-8 and TMP 101-8A. Locate the stream buffers if
they lie on areas shown on the plat map. (Note: Stream buffers on these parcels are located in the same areas as the
Flood Hazard overlay district.) In addition, include the following required note on the plat: "The stream buffer(s)
shown or noted hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance."
6. [14-303(D)] Acreage. Clearly identify and provide both the existing and proposed acreage for TMP 101-8.
7. [14-303(0)] Signature panels. Signature panels are needed for the owner of TMP 101-8 (Kimberly Moskowitz) and
TMP 101-9 (Jennifer Fariello). (Note: The owner of TMP 101-9 will need to sign the plat, as the new easement is

proposed on their property.) Also, there are currently signature lines for a Wanda Kochhar and Anil Koch har on the
plat. Can you clarify which parcel(s) are owned by these individuals?
8. [14-303(P)] Notary panels. Relatedly, update the plat to ensure notary panels are provided for each parcel owner(s).
9.[14-302(A)(15)] Owner names and addresses. Provide the parcel owner name(s) and address for TM P 101-9. Also,
update Note 1 to make it clear that this information is for TMP 101-8. As an alternative, consider revising Note 1 to
include the names, addresses, and parcel numbers for each lot being altered by this plat, namely TM P 101-8A, TMP
101-8, and TMP 101-9.
10. [14-302(B)(7)] Water supply watershed. Revise Note 6 to indicate that the North Fork Hardware River Watershed is
not a water supply watershed.
11. [14-302(A)(2)] Vicinity map. Provide more detail in the Vicinity Map to make it clear which parcels are being altered
by this plat.
12. [14-302(A)(7)] Departing lot lines. Please extend the dashed departing lot lines between TMP 101-8A and TMP 101-
8A1. There is a lot of linework in this area of the plat and extending the departing lot line will make it more visibly
identifiable that Parcel X is being added to TMP 101-8A, and not TMP 101-8A1.
13. [General Comment] Reminder that revised plats must include the original date of drawing and the revision dates) of
each subsequent version of the plat.
In accordance with the provisions of Z.O.14-229 of the County Code, if the applicant fails to submit a revised plat to address
all of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been
voluntarily withdrawn by the applicant.
