imposed pursuant to the Albemarle County Zoning
Ordinance in effect this date, and are not restrictive
covenants running with the land and their appearance
on this plat is not intended to impose them as such.
1. Source of title: D. B. 1082-519
2. This parcel is not in a flood plain.
3. This parcel is zoned RA.
4. As a result of this division, one (1) development
right has been utilized and one (1) development right
remains with the residue of parent parcel 25. Neither
parcel maybe further divided.
5. All property corners are monumented with iron rods
unless noted otherwise.
6. The minimum building setbacks ore: 75' from
external public road easements, 25' from internal
public/private roads, 25' from side property lines, and
35' from rear property line.
7. The septic setback is 50' from all streams.
8. This lot and the residue acreage each hove a
Building Site in accordance with Section 4.2.1 of the
Albemarle County Zoning Ordinance.
9. Only one dwelling -unit per parcel.
10. This private rood will provide reasonable access by
motor vehicle as required by Section 14-303(n) of
Albemarle County Subdivision Ordinance.
11. The street(s) in this subdivision may not meet the
standards for acceptance into the secondary system
of state highways and will not be maintained by the
Virginia Department of Transportation or the Albemarle
County.

of my knowledge meets all the requirements regarding
the platting of subdivisions.

Section 14-208 and related provisions of the
Albemarle County Code. Ownership of said lot 25F
shall not be transferred to a person other than a
defined member of the immediate family for a
period of two (2) years from the dote of
recordation of this plot except as authorized by
Section 14-212(A) of the Albemarle County Code.
If Lot 25F is conveyed back to the grantor within
this period it shall be recombined with Parcel 25.
