Virginia corporation (the "Property")
Dear Mr. Raney:
In response to the recent request for a letter of compliance with zoning requirements regarding
the above -referenced Property, please be advised of the following:
1. The Property is situated on a parcel of land lying in the County of Albemarle,
Virginia, consisting of 1.02 acres of land, more or less, and improvements, as
more particularly shown on current tax maps of Albemarle County as Tax Map
Number 07900-00-00-01800.
2. The Property is zoned Rural Areas (RA) on the County's official zoning map and
code, and all regulations promulgated thereunder (collectively, the "Zoning
Code") and, thus, is consistent with the current uses for the Property, which are an
Automobile Fueling Station and Country Store (the "Current Uses"). As of the
date of this letter, the Current Uses are among the uses permitted by special use
permit within the Rural Areas (RA) zoning designation.
3. The Property and Current Uses do not violate any existing Zoning Code in effect
on the date hereof.
4. All requirements of the Zoning Code related to ingress and egress from the
Property to a public street have been satisfied. The Property enjoys access onto
Shadwell Station Lane.
5. The County has not approved any applications for rezoning of the Property, nor
any special permits, conditional use permits or variance requests in connection
with this Property, other than the Special Use Permit allowing the Current Uses
and no such applications or requests are currently pending.

6. There are no proffered conditions applicable to or enforceable against the
Property that would prevent use of the Property for the Current Uses.
7. There are no special conditions or time constraints applicable to or imposed on
the Property for the Current Uses.
8. There are no proceedings, pending or threatened, to revoke, rescind, alter, or
declare invalid any laws, ordinances, codes, approvals, permits or certificates
applicable to or issued in connection with the Property by the County of
Albemarle, Virginia.
9. There are not any outstanding parking, zoning or code enforcement issues
affecting the Property, nor any such matters previously affecting the Property.

Dear Francis:
Enclosed please find an application for a Zoning Compliance Letter for 1054 Shadwell
Station Lane currently owned by GOCO, Inc. as well as a check from my firm for $219 for the
application fee.
Please note that we did not include a current plat for this property, as we were unable to
find one in the land records of Albemarle County. We are in the process of obtaining a new
survey for this property and will forward it once completed.
Please also note that we refer to a Special Use Permit in items #2 and #5 of the attached
Sample Zoning Compliance Letter. We were unable to ascertain whether such a permit was
currently in use, but assumed that one was issued in the past. Please let us know if a reapplication
for Special Use Permit is necessary in order to operate a fueling station and convenience store.
