Thank you for the comments dated May 31,2018 on our final site plan submission of Flow Auto. Below is our
comment response letter for the comments.
PI1.Wing
The 10-year canopy areas for the Willow Oaks and Green Vase Zelkovas have been revised to match the
County's approved list.The total landscaping canopy was reduced as a result, because the caliper and heights
were not increased above minimum requirements,but the robust design continues to exceed minimum
requirements.Additionally, per Planning's direction four plants(Glossy Abelia, Dwarf Fathergilla,Carissa Holly
and American Boxwood)were removed from the site's total canopy,and parking lot canopy,calculations.The
removal of these 4 plants also lowered the canopy totals,but the plan still continues to exceed minimum
requirements.
15. The various uses and square footages of the building are now shown and labeled on sheets 1 and 9.
18. Sheet 1's title has been revised to include the site plan number.

ARB

Engineering
General

Sheet 3
4. The existing storm sewer structures and pipes are now labeled on sheets 3,4 and 5.
5. There is a proposed SWM easement encompassing the underground detention system.The easement was
expanded slightly to meet Albemarle County's DSM.The proposed width is now a minimum of 54'.This width
provides 7'on both sides of the underground detention system,at a minimum,with an additional 10'on one
side for construction equipment landing.s.This 54'width accounts for a 5'deep trench with 1:1 side slopes
above it.The easement is also labeled in accordance with the DSM. Please see sheet 5 for the depiction of the
easement's alignment. Please also note,the easement's northern alignment coincides with the proposed
water lateral in select places.This makes it difficult to view,so it was labeled as such on sheet 5.
6. Sheet 3's note#4 in the upper left corner was revised accordingly

8. The water lateral note was revised to address this comment,as well as ACSA's comments.The applicant
appreciates this comment.
9. The area in question is not a sidewalk.This area is a 4'wide concrete vehicular apron for approaching vehicles.
This apron is typical for garages and provides a transition from the asphalt parking lot to the concrete garage
floor.The concrete apron note shown on sheet 3 has been revised to be more descriptive with this resubmittal.
10. The trench drains and their outlet pipes are shown on sheets 3 and 4 These items are also labeled on sheet 4.
The lower level trench drain,on the east side,ties into str 22.The lower level roof drains and cleanouts,on the
south side,tie into structure 20 And the upper level,on the east and north sides,tie into str.28.
11. The plans have been revised on sheet 3 to show and label a stop sign at this location.
12. Contour labels are now shown along the sidewalk paralleling the building's east side.Please note,the sidewalk
immediately adjacent to the building's east side is gently sloped and has elevations ranging from 415.00'-
414.33'and proposed contours are not necessary in this location where a 2' contour interval is used.
13. The proposed sidewalk abuts an existing condition/drive aisle with slopes in excess of 5%.The drive aisle in
this location does not have traditional parking spaces,rather it abuts(largely stationary)display vehicles that are
driven and parked by professionals.Unfortunately reducing the slope to below 5%is not feasible.
14 Sheet 4 has been revised accordingly.
15. Proposed retaining wall elevations along the west side of the front/northern parking lot are provided every 20'
+/-,which is the approximate length of a standard parking space.These spot shot elevations are also located at
strategic transitional locations.The applicant is hopeful this is sufficient for approval and construction.
16. The retaining/seat wall elevations have been confirmed. Sheet 4 has been updated to include a note stating the
maximum wall heights shall not exceed 30".
17. This comment is acknowledged.The locations where retaining walls are in excess of 3'are immediately
adjacent to the building.These retaining walls will be part of the Architect's building design.
Sheet 5
18. The hydraulic grade line(HGL)calculations have been reviewed and updated.The previously submitted plans
incorrectly listed str.EX1 with a rim elevation exactly 100' above the asbuilt surveyed elevation.The applicant
apologizes for this error,which has caused some confusion,and has corrected the elevation.Also,this storm
sewer system is unique because it utilizes existing structures that have deep manholes,with steeper pipe slopes.
This condition causes a drop in the HGL at the upstream end of the pipes.Additionally,the HGL is complicated
on this site by the 100%coverage of the 10-yr design storm in the underground detention system.This set up is
needed for VSMP approval and creates a scenario where the 10-year HGL is nonexistent in pipe 19 and is
contained within the detention system.This set up also greatly reduces the HGL in pipe 17 since the 10-year
flow is restricted by the underground detention system.To assist with plan approval,the applicant has added
and labeled the 10-yr HGL in the storm sewer profile shown on sheet 5.
19. The existing storm sewer structures and pipes are now shown on sheets 3,4 and 5.
ACSA
1. The plans have been revised to specify a 1"corporate stop and 1"copper pipe leading to the water meter.
Please see sheet 3 for the updated notes.
2. Sheet 3 has been updated to label the PRV as private.
3. Please let this letter serve as official documentation that the proposed building will not have a sprinkler
system.Sheet 3's note#5 in the upper left corner states this condition as well.
4. The existing sanitary sewer service stub-out and its abandonment are now shown and labeled on sheets 2 and
3.
5. Sheet 3 now shows the ACSA general water and sewer conditions on the left-center side of the page.
6. ACSA detail TD-27 has been added to the plans. Please see sheet 9's lower right corner.
7. Sheet 9 has been updated and no longer contains the ACSA details TD-33,TD-9 and TD-24.
VDOT
1. The applicant is currently working on resolving this comment.
