PROPOSAL: Request for approval of an initial site plan in accordance with ZMA201500007, ZMA201800011 and
SP201500025 for 60,000 square feet of office buildings and a 32,000 square foot fitness center in Block 1C of Brookhill.
Site plan also proposes parking and landscaping improvements.
ZONING: Neighborhood Model District - residential (3 — 34 units/acre) mixed with commercial, service and industrial uses.
OVERLAY DISTRICT: EC - Entrance Corridor, AIA - Airport Impact Area; Managed Steep Slopes
PROFFERS: Yes
COMPREHENSIVE PLAN: Neighborhood Density Residential — residential (3 — 6 units/acre) supporting uses such as
religious institutions, schools and other small-scale non-residential uses; Urban Density Residential - residential (6.01 — 34
units/ acre); supporting uses such as religious institutions, schools, commercial, office and service uses, Urban Mixed Use
(in Centers) — retail, residential, commercial, employment, office, institutional, and open space; NS-Neighborhood Service
Center, Privately Owned Open Space/Environmental Features — privately owned recreational amenities and open space/
floodplains, steep slopes, wetlands, and other environmental features in Hollymead-Places 29 Masterplan.
Please be advised that due to the Covid-19 pandemic and efforts to maintain recommended social distancing, the Site
Review Meeting listed on the schedule for September 9, 2021 will not take place. Review and comment can instead be
provided electronically. Please contact the lead reviewer for an online link through which you can view the plans,
comments, and provide feedback. The comments will be available to view on September 7, 2021. We are also currently
developing alternative methods that will allow virtual interactions in the near future for Site Review and public
engagement.
Please note that one purpose of a Site Plan Review is to provide an opportunity for the applicant and reviewers to discuss
review comments. These projects are "by -right", which means that if the proposed plans meet the minimum requirements
of the County's zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public
comment, we encourage you to reach out to the lead reviewer to express any concerns or questions you may have
regarding the application.
