RE: SUB202100057 Rivanna Village Phase 2 — Easement Plat
Dear Andrew,
We have received your comments regarding the above referenced project dated August 6, 2021
and offer the following responses:
1. [14-302(B)1] Provide the date of the last revision of the plat on future submittals of this plat.
Response: Revision date added.
5. [General Comment] Deeds for the easements are required. These deeds will be prepared by
the Engineering Division and will be required to be recorded along with the easement plat.
Response: Will await deeds from Engineering. The plat seems pretty close to approval. When
should we expect deeds?
Engineering Division Comments:
1. VI
a. Note: Once all plat reviewers comments are addressed and final revision date is set, Engineering
will format deeds for SWM facility and public drainage easement dedication for Applicant review
and notarized signature. Applicant to record deeds with easement plat, either prior to or with the
final subdivision plat.
Response: Will await deeds from Engineering.
3. V3
Provide AE, SE easement tables. (Rev. 1) Addressed. As follow-up: Please ensure ACSA sanitary
easement SE62 is labeled (5.59'); it may be, but reviewer cannot locate SE62 label on plat. Also,
please shift (Tie)SEI offset distance label, so readable.
Response: Tie to SE1 adjusted. SE62 is located on sheet V5 near lot J34.
8. V10
d. Provide sufficient public drainage easement width, Lots I-22/I-23; please ref. ACDSM Easement
width diagram. 24" DIA pipe at depth 11.4' requires Min. easement width =27'. Also, please see
review item V12.a., below.
Note: No part of a structure/no improvements may occupy a public drainage easement. With final
subdivision plat, please resolve spatial conflict that appears to exist between public drainage
easement and dwellings on Lots I-22 and 1-23. Image, RP sheet 28.
Response: See attached updated site plan sheets. Subdivision plat will reflect modified lots to
accommodate wider easement.

14. New V 15 / FOS Easements
a. Please provide inset details for F 17 and F37.
Response: Insets added.
b. With addition of V 15, SWM Forest Open Space Easements, please include notes 7., 8., below, on
sheet V 1 (Notes typical and required of FOS Easements); please renumber, as needed.
Response: Notes added.
