Thank you for your comments dated June 4, 2021 on the above referenced project. Below are our responses to the
remaining comments on the road plans.
Planning (Andy Reitelbach)
1. The owner has reached out to Liz to coordinate the building construction and colors for the carwash
and carwash roof, as requested.
2. The comments have been addressed below for the cover sheet:
a)The site plan application number has been added to the cover sheet, as requested.
b)The vicinity map has been updated.
c)The ZMA file number has been added, as requested.
d)The Flood plain overlay district has been added to the zoning description.
e)This property and the boundary was surveyed by a profession surveyor to determine the
property lines. Seldom is the GIS property lines correct on parcels. The parcel lines are
correct, and there are no required setbacks. This has been shown correctly on the site plan.
f) The health department line has been removed, as requested.
g)The setback requirements have been added to the plan. There are no required setbacks off
these property lines.
h)The sheet numbers on the pages have been updated.
3. A. The maximum SF of commercial space has been included on the cover sheet, along with the overall
maximum commercial space for the property. The information on the new building has been added
to the plan.
b. the impervious area calculations have been updated. The overall project area is 29,880 SF. The
existing and proposed impervious areas and pervious areas now total up to the 29,880 SF.
4. The preserved and managed slopes are now shown on all the sheets, as requested. The project has
been designed with the slopes, and the improvements do not disturb the existing slopes on the
property.
5. As requested, the floodplain hazard overlay district has been added to the plan sheet, and is labeled
on the plan.
6. Attached is the shared access easement/agreements between the (2) properties.
7. An easement plat will be submitted for the proposed utilities and underground detention facility.
8. The following comments have been addressed as followed:
a)The SF for the new car wash building has been added to the plan sheet and cover sheet.
b)The relocation of the mailboxes has been identified on the site plan and shown.
c)The cover sheet note has been updated. The site plan now shows the location for the
dumpster and the dumpster pad.
d)The note has been updated, and the covered walkway indication has been removed from
the site plan. The covered porch is being demolished with this project.
e)A stretch of sidewalk has been provided, connecting the sidewalk to the building, as
requested.
f) Attached is the documentation from the owner for shared parking/access/use between the
properties.
9. The Dam inundation zone information matching the GIS has been added to the plans. This plan does
not change the overall DBIZ information on the property.
10. The landscaping calculations have been updated, and only the (4) interior trees have been included
with the calculations, which exceeds the interior parking landscaping requirements.
11. The shrubs have been removed from the tree canopy calculations and the calculations have been
updated. The existing tree area has also been removed, and (3) additional trees have been added to
the site to meet the required tree canopy. The overall canopy calculations have also been updated.
12. The four shrubs in the corner have been replaced with IV shrubs, 5 total.
Engineering (Matt Wentland)
1. A VSMP is being submitted for the project.
2. Do not enter signs have been added to the site plan along with pavement markings indicating the
two-way and one way access through the site.
3. A barrier/guardrail has been added along the aisle and top of the wall. The concrete retaining wall
has been raised to 36" above the pavement for a guard rail with a rail on the top of the wall, see
detail sheet 6. In the location where the wall does not exist, guard rail has been shown to provide a
barrier along the drive aisle.
Fire Rescue (Howard Lagomarsino)
1. The ISO needed fire flow has been added to sheet 3, see note 12.
2. The current ACSA available flow has been added to sheet 3, see note 13.
3. A note about the requirements of a knox box has been added to sheet 3, see note 14.
ACSA (Richard Nelson)
1. The existing hedges are being removed during the construction of this project, as noted on sheet 2.
2. The proposed maximum flows for the carwash has been added to sheet 3, note 11.
3. The ACSA service line has been updated for a 1" copper line for the 1" meter.
