I missed these comments on the previous letter. Please let me know if you need additional information. 1. [14-403, 14-232(A)(2)] Private street establishment. Prior to plat approval, the proposed private street must be authorized by the Planning Commission (PC), in accordance with 14-232(A)(2), in order to reestablish lot frontage that will be otherwise be terminated with the vacation of the public street. Thank you for addressing the necessary findings within your letter of request for the private street. This item has already been scheduled by staff to be heard on Consent Agenda at the PC meeting on Tuesday, July 6, 2021. It may be helpful to plan to have a representative from the project attend the meeting, should the Planning Commission members wish to discuss the request. Rev. 1: Comment addressed. The Albemarle County Planning Commission approved the above -noted request for a private street on July 6, 2021, with the following condition: 1. A private street maintenance agreement must be recorded with the final plat. ✓ COMMENT NOTED 2. [14-400] Maintenance instrument. Thank you for providing a draft maintenance agreement for the proposed private street. The agreement will be reviewed by the County Attorney's office once the plat is closer to finalization. Rev. 1: Comment not fully addressed. Staff has reviewed the draft maintenance instrument and forwarded it to the County Attorney's Office for their review. ✓ COMMENT NOTED 3. [14-302(A)(9)] Building site. Address in the notes whether TMP 03100-00-00-021CO has a building site that complies with Section 4.2.1. Rev. 1: Comment not addressed. Please provide a note that states that either TMP 31-21C has a building site that complies with Section 4.2.1 or that TMP 31-21C does not have a building site that complies with Section 4.2.1 but it is an existing parcel. ✓ NOTE 11 HAS BEEN REVISED. 4. [14-302(B)(10)] Stream buffers. Note on the plat that "The stream buffers located on TMP 31-21A shall be managed in accordance with the Albemarle County Water Protection Ordinance." Rev. 1: Comment not addressed. The required note was not found on the plat. Review and revise accordingly. ✓ NOTE 12 HAS BEEN ADDED. 5. [14-302(B)(8)] Setbacks. Revise the Building Setback For RA District notes on 2 to reflect the following: a. Front minimum (existing public road): 75ft b. Front minimum (internal public or private road): 25ft Rev. 1: Comment not addressed. Review and revise accordingly. ✓ NOTE HAS BEEN REVISED Page 1 6. [14-302(B)(1)] Resubmission. Reminder that revised plats must include the original date of drawing and the revision date(s) of each subsequent version of the plat. ✓ REVISION DATE HAS BEEN ADDED.
