The easement dimensions will need to be located by centerline or metes and bounds as indicated in the Design Manual, Chapter 11. The frontage improvements which are also included on this plat appear to partially address the concerns raised by VDOT during the review of the site plan. VDOT will need to review these improvements when they are shown on a revised final site plan,in order to determine whether their requirements have been met. The Engineering Department will recommend approval when the following items have been addressed: 1. Please show an access easement for the joint access to this site. This joint access easement must be plated and recorded. 2. A maintenance agreement is required for the joint access. 3. Asphalt surface treatment is required for this site. Asphalt must be used for both the parking spaces and the travelways(including the entrance along Avon Street Extended). If the project is phased asphalt treatment is required when the 6th 45' X 35'building is erected. It is estimated each building will generate 66 vehicle trips per week. Pavement is required when a site exceeds 350 vehicle trips per week. [18-4.12.6.3] 4. The proposed travelway must be at least 24-feet wide to accommodate the proposed parking spaces. Please widen the travelways. 5. Please label curb type(i.e. CG-6) 6. Please label all curb radii. 7. All VDOT recommendations must be addressed. Phasing may be required to meet the required VDOT frontage improvements.
