ROBERT K, MICHIE and CAROLYN W. MICHIE, hereinafter referred to as
Grantors and SUSAN KINLOCH MICHIE, hereinafter referred to as
Grantee, whose address is: 1060 Shadwell Station Lane,

OF GRANTORS, THEY BEING THE FATHER and MOTHER OF SUSAN
KINLOCH MICHIE IN ACCORDANCE WITH SECTION 14-208 AND RELATED
PROVISIONS OF THE ALBEMARLE COUNTY CODE
W I T N E S S E T H:
That for and in consideration of One Hundred Ninety Thousand
Five Hundred and 00/100 Dollars ($190,500.00), evidenced by a
promissory note of even date hereof and secured by a deferred
money deed of trust recorded contemporaneously herewith, Grantors
do GRANT, BARGAIN, SELL and CONVEY unto Grantee, the following
described property:
All that certain lot or parcel of land, with improvements thereon
and appurtenances thereunto pertaining, situated in the
Scottsville District of Albemarle County, Virginia, containing
2.00 acres, more or less and described as Parcel X on a plat made
by Roudabush, Gale & Associates dated September 16, 2013 entitled
PLAT SHOWING SURVEY OF PARCEL 'X' A FAMILY DIVISION OF TAX MAY
79 PARCEL 17C '' together with an existing 30' private right of way
and a new 30' private access easement all as shown on said plat
attached hereto to and recorded with this deed. See deed of gift
recorded in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia for the derivation of title.
The maintenance of the existing 30' private right of way and
the existing 30' and the new 30' private access easement will be
shared equally among the users of those easements. THE EASEMENTS
WILL NOT BE MAINTAINED BY THE COUNTY OF ALBEMARLE OR THE
COMMONWEALTH OF VIRGINNIA.
As long a at least one of Grantors are living, Grantors
reserve a right of first refusal should Grantee or her successor
in title determine to sell the property, Upon receipt of a bona
fide offer to purchase the property, Grantee or her successor
shall present the offer to Grantors and Grantors shall have ten
(10) days from receipt of such offer to either match the offer on
the same terms or waive their right of first refusal. Such waiver
shall be a part of any deed from Grantee or her successor to a
third party.
This conveyance is made subject to all easements,
restrictions, reservations and conditions contained in duly
recorded deeds, plats and other instruments constituting
constructive notice in the chain of title to the property hereby
conveyed which have not expired by limitation of time contained
therein or have not otherwise become ineffective.
