The limits of clearing and grading are 0.59 acres. Water Quality The total disturbed area of the project is 0.59 acres. The existing site has been developed and currently includes an office building, a parking lot and utilities. The existing managed turf area is 0.17 acres and the impervious area is 0.42 acres. In the proposed condition there will be 0.15 acres of managed turf and 0.44 acres of impervious cover. The 0.13 lb/yr of phosphorus removal required based on future development will be achieved through the purchase of nutrient credits. Water Quantity The site currently drains to the north towards two Analysis Points. Analysis Point 1 In existing conditions, a portion of the site discharges through channels (concrete channel, gutter, and pipes) to Analysis Point 1. In the proposed condition, an area of 0.56 acres (consists of disturbed and undisturbed areas) is captured and detained in an underground detention system. The system (SWM A) is 30 LF of 66" CMP with a weir plate. SWM A detains the 1-year peak flow rate at Analysis Point 1 to satisfy the energy balance requirement per code section 9VAC25-870-66 B. Lb. Additionally it detains the post -developed 10-year peak flow below the pre -developed 10-year peak flow to satisfy Analysis Point 2 The remaining portion of the existing site travels overland to Analysis Point 2 (0.282 acres disturbed + 0.288 acres undisturbed = 0.57 acres). In the proposed condition, the area flowing to Analysis Point 2 is reduced in order to meet the energy balance requirement for the 1-year peak flow (0.167 acres disturbed + 0.257 acres undisturbed = 0.424 acres). This also results in a reduction of the 10-year peak flow from pre -developed to post -developed to meet code section 9VAC25-870-66C.2.b. There is an additional area of disturbance that is considered sheet flow where the post - development sheet flow runoff is expected to remain the same as pre -development. The reason for this consideration is that the cover and grades will ultimately be the same from pre- to post - development.
