[14-302 (A)(6), (4) & 2.1.4] Alleys and shared driveways; private easements; Reduction of lots below minimum prohibited. Show any lot access and existing "road frontage" for both TMP 16-30L & M. If any exist, then show them and ensure that they will not be reduced to below the minimums required by the subdivision and zoning ordinances. 2. [14-302 (A)(11), 14-303(C) & (H)] Instrument creating property proposed for subdivision; Boundary lines; Monuments. An unrecorded plat is reference as the source for the boundary information. That plat has not been provided for review. Please provide a PDF of that plat. 3. [Comment] See attached comments from Engineering, ACEA & VOF. Comments from VDH are still pending. While I can say that adding uneased acreage to a TMP that is completely under a VOF easement is not ideal in terms of stewarding the Deed of Easement (DOE) into the future. I can also say that nothing contained within the terms of the DOE precludes this BLA from moving forward as Scott mentioned. will just update our records to indicate only a partial TMP easement moving forward. 3/6/2020 from Scott Clark: On the Foxington (aka ACEA-easement) side of the line, the area shown on the BLA plat was specifically excluded from the conservation easement. As you can see in the attached image, the area excluded from the easement is actually somewhat larger than what they're asking to transfer. So the ACEA does not need to give permission for this BLA, as they do not hold an easement over this portion of the property. Also, I suspect that this means that, from Justin and VOF's point of view, no action is need either. Even if their easement covers that entire property, nothing in their easement would prevent the landowner from adding more acreage to that property. If the landowner wanted to add that additional acreage to the easement, that would be a separate matter, but it shouldn't hold up the BLA. Page: 1� County of Albemarle Printed On: 04/07/2020
